BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF MAY 3, 2012 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:05p.m. in Council Chambers. <br />Present: Jennifer Rudolph, Michael Raig, Maureen Diver, Laura Bellido <br />Absent: Alfredo Lopez <br />Staff: Law Director Michael Gareau, Building Commissioner Dale Mitchell, Clerk of <br />Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Ms. Diver, to approve the April 5, 2012 minutes, which passed 4- <br />0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />Justin Lestock; 24660 Cedar Point Road <br />Proposal consists of a detached garage; the following variance is requested: <br />A 250 sq ft variance for a detached garage larger then code allows; code permits 750 sq ft, applicant <br />shows 1000 sq ft, Section 1135.02(C)(1). <br />Mr. Lestoclc was sworn in and said he would lilce to have a three car detached garage for family <br />vehicles and yard equipment. A variance is being sought in lieu of having a two car garage and <br />multiple sheds. The garage will be constructed to meet code, have a concrete foundation with wood <br />frame construction and vinyl siding. Ms. Rudolph asked how the garage would be placed as the area <br />is sloped. Mr. Lestock said the garage would include downspouts and be drained into the yard away <br />from the driveway. Mr. Mitchell said the existing garage will be converted into living space and <br />asked if the garage floor had a foundation and Mr. Lestock said he believed it did. Mr. Raig said the <br />building is large but will not be visible from the street. Mr. Lestoclc estimated the average between <br />the soffit and roof top is 13.5 feet high. Board members had no objections. <br />Ms. Bellido moved, seconded by Ms. Rudolph, to grant Justin Lestock of 24660 Cedar Point <br />Road a 250 sy ft variance for a detached garage larger then code allows; code permits 750 sq ft, <br />applicant shows 1000 sq ft, Section 1135.02(C)(1), which passed 4-0. <br />Tracev Zaved; 4461 Carsten Lane <br />Proposal consists of a fence; the following variances are requested: <br />1. A 3 foot height variance for privacy fence beyond front building line; code permits 3 ft, applicant <br />shows 6 ft, Section 1135.02 (f)(1). <br />2. A variance for privacy fence beyond front building line; code requires 50% open, applicant <br />shows 0%, section 1135.02 (f)(1). <br />Ms. Zayed was sworn in and said she would like to extend the fence to provide a safe play area for <br />her children. They would lilce to reuse the existing board on board privacy fence as the side street is <br />a dead end street with an open field. Once the existing and new section of fence is installed it will all <br />be stained to ensure there is a cohesive color. Mr. Mitchell said the neighbor's fence is one foot from
