The senior housing <br />project is a much needed service for the seniors of our city. <br />Mr. Malone moved, seconded by Mr. Mahoney, to approve CMS12-18: St. Richard Church <br />of 26855 Lorain their proposal to amend approved site plan including parking and access <br />with the following conditions: <br />1. A few of the west parlcing spaces shall be marked restricted parking during school <br />hours per the Fire Chief s recommendations. <br />2. The lot spit and consolidation shall be submitted. <br />Roll call: Malone, Nader, Parry, Mahoney - yes; Bohlmann - no; motion passed 4-1. <br />NEW BUSINESS <br />CMS12-017: Burger King; 26270 Lorain Road <br />Representatives: Michael Dauss, Dauss Architects; Michael Showalter <br />Ms. Wenger said the project consists of building and site improvements to update the existing <br />Burger King. Building changes include a small addition in the front, the drive through ordering <br />station moved fi•om the north to the east side of the building away from neighboring residence <br />and keeping the piclaip point along the west side of the building. The existing briclc will be <br />painted, a new standing seam metal roof, Hardy Plank and tile at the entry and drive through <br />windows added. The parlcing lot layout will be altered to have one-way traffic around the <br />building. Lot dimensions malce the addition of green space challenging however, along the east <br />and west there will be tlu•ee feet of yard and about five feet of yard added to the rear setback. <br />The Canterbury curb cut will be improved with a small landscaped area at the northeast corner. <br />The front of the site is being ei-dzanced by narrowing the drive, adding green space, narrowing <br />parking and installing briclc pavers in the right of way. A special permit to add to a non- <br />conforming building is required, as well as a number of variances which she reviewed. If the <br />mounting heights of the light poles are lowered one foot, the locations of the lights are <br />acceptable. <br />Mr. McReynolds said relocation of the ordering station and new parlcing layout will be an <br />improvement to the current conditions on the site. Mr. O'Malley reviewed noise ordinances in <br />relation to the drive tluough. <br />Mr. Dauss said the project is part of a national upgrade. There are currently over 7,500 stores in <br />the US and this site is #368 and was built 43 years ago. The north elevation which abuts <br />residents will have more green space and a 6 foot privacy fence which will be tapered down as <br />installed to the east entrance. The lot is only 0.6 acre and the upgrade adds 14% more green <br />space to the site. The two foot enlargement at the front is to meet ADA standards. The plan <br />includes both interior and exterior improvements. The ordering board is being moved to help <br />traffic flow throughout the site and provide better buffering to the northern resident. <br />Mr. Malone appreciated the improvements. He said the plant schedule needed to be corrected <br />and consistent with the drawing. The narrow green space in the east treelawn area should have <br />the plantings spaced at 4 feet not 10 feet.
