Mr. Pan•y aslced where the HardiBoard and red tile would be used and Mr. Dauss said any <br />of the black eleinents shown are painted HardiBoard and reviewed the location of the red tile. <br />Mr. Parry asked what type of material would be used to screen the exposed condensing units on <br />the roof and Mr. Dauss said they would buffer the mechanical equipment as code requires. Mr. <br />Dauss said that the existing chainlink fence and guard rails were being removed and continuous <br />concrete curbing installed and noted the dumpster enclosure would be enlarged to a 24 foot <br />width to ensure both dumpsters are enclosed. Mr. Bohlmann asked if the utilities would be run <br />underground and Mr. Dauss said they have requested they be moved underground and noted the <br />light mount heights would meet code. Ms. Nader asked if the oil receptacle would be relocated <br />indoors and if the landscaping would be irrigated as required by code. Mr. Showalter said the <br />outdoor grease container would be moved inside the building. Ms. Nader questioned the size of <br />the front parking spaces and Mr. McReynolds said parking met code. Mr. Parry asked if the <br />LED band shown around three sides of the building would be a message board or just a light <br />band. Mr. Dauss said the LED band is a decorative light. The landscaping will be irrigated as <br />required by code and they would screen the mechanical units. <br />Mr. Nowak said his home abuts a commercial site across the street and said the northern fence <br />should be vinyl instead of board on board. He thanlced the owner for being a good neighbor and <br />updating his site. Ms. Boruieau aslced what assurances the neighbors had that construction isn't <br />going to start at 5 am each morning. Mr. McReynolds advised residents to contact the building <br />department when they notice maintenance issues or any other site violations at commercial sites. <br />Mi•. Malone moved, seconded by Mr. Mahoney, to recommend the BZA grant C1VIS12-017: <br />Burger King of 26270 Lorain Road variances as written based upon the improvements <br />which will enhance the site as well as the Canterbury neighborhood, which passed 5-0. <br />Mr. Malone moved, seconded by Ms. Nader, to approve the proposal for CMS12-017: <br />Burger King of 26270 Lorain Road for exterior building renovations and site <br />improvements contingent upon the following conditions: <br />1. The 6 foot fence to be installed will be metal or vinyl brown or bronze and approved <br />administratively 2. Irrigation will be installed <br />3. Utilities will be run underground <br />4. Include parapet walls on a114 sides of the roof to screen roof top mechanical equipment. <br />5. Elevation plans will be labeled in accordance with the applicant's presentation of <br />materials <br />6. Light poles will be lowered to be code compliant <br />7. Landscaping recommendations by landscaper are to be followed <br />8. The existing grease eontainer will be relocated within the building <br />Motion passed 5-0. <br />ADJOURNMENT <br />With no further business, the absences of Melissa Meredith and Don Rerko were excused and the <br />meeting adjourned at 9:10 p.m. <br />4
