Ornamental landscaping is shown <br />around the building and existing trees will be preserved in the green space closest to Whitethorn <br />Ave. Additional landscaping along the southern shared property line is shown and landscape <br />irrigation provided. New decorative aluminum fencing is proposed along the southeast and <br />northwest corners of the site to add visual appeal and to discourage pedestrians froin using the <br />site as a cut through. The proposed ground sign is code compliant and constructed of masonry. <br />Mr. McReynolds said he received a photometric plan which complies to code. Mr. DiFranco <br />said a storin water management plan is required to be submitted for review. <br />Mr. McSteen reviewed the bioretention system located in the southeast corner and said once the <br />site is developed the runoff from the site will decrease. Mr. Berardi provided material samples <br />of the building. The dumpster enclosure is located in the northwest corner away from abutting <br />residents. Mr. Rerko questioned an area striped next to the dumpster enclosure and Mr. Berardi <br />said it's the location of the bike raclc. Mr. Rerko questioned the multiple AC compressors along <br />the south side of the building as well as the east and west corners. Mr. Berardi said they are high <br />efficiency units and will be buffered along the south by a 2 foot mound. Mr. Rerko said the units <br />will be very visible and suggested grouping the units and use landscaping to buffer them. Mr. <br />Malone said the plant selection and sizes are fitting for the site. The white pines should be <br />replaced with Norway spruce trees as they provide denser buffering. The area near the dumpster <br />which shows 4 white pines should be replaced with 3 Norway spruce trees. Along Country Club <br />Blvd the existing ash trees should be replaced with Linden or other street tree such as Maple or <br />Callery Pear. The bioretention area along the southeast corner needs to be landscaped using <br />native plants and submitted for approval. The condensing units shown along the southeast <br />elevation that faces Country Club Blvd needs to be grouped and buffered using landscaping. In <br />the southwest area the neighbor has a very large oak tree which is to be protected during <br />construction including overhanging branches. Mr. Berardi said they would follow the drip-line, <br />inark and fence off the tree during construction to ensure it is protected. Mr. Parry said the AC <br />units along the south upper west area should be moved to the west elevations northwest corner <br />and buffered from view. He aslced how delivery and service vehicles would maneuver through <br />the site. Mr. Berardi said the gate could be moved north for service vehicles to turn around. <br />Mr. Pollack thanked the commission for trying to minimize the impact the building had on his <br />fathers' home. He would lilce to see a decorative fence used to buffer his father's property from <br />foot traffic. He asked if there would be any lighting along the southern elevation and Mr. <br />Berardi said primary lighting is in front of the building and only wall paclcs are along the <br />southern elevation. Mr. Malone said the entire southern property line is to be fenced and the <br />northwest fence could be t•emoved. Ms. Doubler voiced a concern over lighting, traffic flow and <br />noise levels. Ms. Wenger said vehicular traffic traveling south to north would not be impacted as <br />access to the site is right-ii-1/right-out only and construction will be conducted during hours of <br />operation set by code. Ms. Doubler suggested installing a pedestrian traffic signal along Country <br />Club Blvd to the mall. Mr. DiFranco said code only allow crosswallcs within so many feet of an <br />intersection or existing crosswallc so this would not be likely. Ms. Sergi requested a copy of the <br />trip generation documents. She aslced if there would be a fence between the church and senior <br />housing building. Mr. Berardi said the proposed fence shown along the northern property line <br />will be moved to the southern property line as requested. <br />2
