PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR JUNE 13, 2012 <br />ROLL CALL <br />Ms. Meredith called the ineeting to order at 7:05 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Melissa Meredith, Greg Malone, Ralph Bohlinann, Mark Mahoney, Julie Nader, <br />Robert Parry <br />Absent: Don Rerlco <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Assistant Building Commissioner James <br />McReynolds, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Meredith moved, seconded by Ms. Nader, to approve the Planning and Design <br />Commission minutes of May 23, 2012, which passed 6-0. <br />NEW BUSINESS <br />CMS12-11 Domino's; 25044 Lorain Road <br />Representatives: Daniel Margulies, project managei; Brian Distin, property owner <br />Ms. Wenger said the proposal consists of an existing multi-tenant building which will undergo <br />fagade changes and site improvements. All existing siding and awnings will be removed, the <br />overhead door area along the west side elevation will be filled in with brick and stucco and the <br />entire building painted one consistent color. To blend the two sections of building which have <br />different rooflines a new parapet wall will be installed as well as new doors and windows along <br />the fiā¢ont/south side of the building. Mr. McReynolds cited minor property maintenance issues <br />and requested the entrance apron be replaced and parking lot resealed and striped. <br />Mr. Margulies explained the differences between the original building and addition which has <br />dissimilar rooflines. A parapet wall added to the back addition provides a cohesive loolc. Behind <br />the parapet wall a saddle style roof will be installed to drain the roof to the west. The overhead <br />door area will be filled in with briclc and stucco but will be recessed to give the southwest wall <br />depth. The parapet wall includes two pillars which gives the building a cohesive look. Mr. <br />Malone said the small lot could not accommodate additional landscaping. Mr. Bohlmann said <br />the dumpster enclosure, exposed electrical lines and other property maintenance issues needed to <br />be addressed. Ms. Meredith requested the parlcing areas include concrete curbs, resealing and <br />striping. Mr. Pai7y asked if the electrical drops, lights and meters would be relocated and Mr. <br />Margulies said yes. Ms. Nader aslced if lights would be added. Mr. Margulies said the only light <br />fixtures added would be on the building as the small lot could not accommodate pole lights. <br />Ms. Meredith moved, seconded by Mr. Malone, to approve the proposal for CMS12-11
