A new dumpster enclosure <br />Motion pnssed 6-0. <br />CMS12-12 Dover Cafe; 26901 Brookparlc Road Ext <br />Representative: Tony DiBenedetto, property owner <br />Ms. Wenger said the proposal consist of adding an outdoor patio to the east side of a multi-tenant <br />building. The patio will be enclosed with a decorative fence, concrete curbing, landscaping and <br />a new door cut into the buildings east wall for patio access. The applicant has assured staff there <br />would be no exterior lights or spealcers added to the patio. Mr. McReynolds said the patio <br />displaced accessible spaces that need to be relocated, defined and striped. Mr. DiBenedetto said <br />the precast concrete curbing will be installed to ensure its stability. Proposed landscaping will be <br />installed in beds which are cut directly into the asphalt. Mr. Malone said the landscape selection <br />and placement were suitable for the patio. Mr. Parry asked if the outdoor patio would include <br />any signage and Mr. DiBenedetto said no additional signage would be added and the relocated <br />accessible parlcing spaces would meet code. <br />Ms. Meredith moved, seconded by Mr. Bohlmann, to approve the proposal for CMS12-12 <br />Dover Cafe of 26901 Brookparlc Road Ext, with the following conditions: <br />1. Accessible parking spaces are to be installed in accordance to code. <br />2. The parlcing lot is to be senled and restriped. <br />Motion passed 6-0. <br />CMS12-13 Sunnvside Toyota; 26890 Lorain Road <br />Representatives: Kirt Frye, owner; Paul Stoyanov, Pruitt Construction <br />Ms. Wenger said the proposal consist of removing gravel, broken pavement and vegetation along <br />the rear property to extend the asphalt pavement into the rear setback. A continuous 6-inch <br />concrete curb will be poured along the entire length of the extension. The concrete curbing will <br />prevent vehicle cut tluough between the abutting neighbors. Mr. McReynolds reviewed property <br />inaintenance issues and Mr. DiFranco said information pertaining to drainage is required. <br />Mr. Stoyanov said the entire parlcing lot is scheduled to be resurfaced and striped in the proposal. <br />Mr. Parry was concerned not enough distance from the property line is being provided. At 2 feet <br />from the rear propei-ty line, any vehicles baclced up to the curb could extend beyond the property <br />line. Mr. Stoyanov said a site survey will be conducted and the curbing installed 2'/z feet in <br />from the rear lot line and run the entire length of the rear property. Mr. Bohlmann requested all <br />existing fence posts be removed and something done to ensure the 2'/z foot area is maintained. <br />Mr. Stoyanov said the 2'/2 foot area would be filled in with gravel. Mr. Malone said the area is to <br />include an 8-ounce non-woven textile material installed prior to the gravel to minimize weeds. <br />Lany Wynocker said the gravel area between the commercial lots provides an area for water <br />drainage and would lilce reassurance the area will be maintained. <br />2
