<br />Ms. Meredith moved, seconded by 1VIs. Nader, to recommend BZA grant CMS12-13 <br />Sunnyside Toyota of 26890 Lorain Road a 71/Z foot variance for rear yard setback noting <br />both properties are commercial, which passed 6-0. <br />Ms. Meredith moved, seconded by Mr. Mlhoney, to approve the proposal for CMS12-13 <br />Sunnyside Toyota of 26890 Lorain Road, with the following conditions: <br />1. Storm water information submitted to the city engineer. <br />2. The entire 2'/Z foot rear yard area will include a non-woven 8 ounce textile installed <br />prior to gravel installation. <br />Motion passed 6-0. <br />CMS12-14 Sunnyside Toyota; 4877 Dover Center Road <br />Representatives: Kirt Frye, owner; Paul Stoyanov, Pruitt Construction <br />Ms. Wenger said the proposal is to demolish existing structures on the lot to accommodate two <br />parking aisles which require variances for side yard setbaclcs and irrigation. The front of the site <br />includes landscaping, new sidewalk, a single curb-cut and new lighting. The applicants have <br />agreed to forgo any signage on the lot and the required variances are based upon all lots being <br />consolidated and should be a condition of final approval. If the lots are not consolidated <br />additional variances are required. Mr. DiFranco said the current storm water detention plans for <br />the site doesn't meet code. The drainage pattern is being changed to Lorain Road which is <br />permissible but detailed calculations are required. <br />Mr. Stoyanov said a detailed storm water retention plan would be submitted and they would seek <br />a variance for irrigation as the site is too far from a water source. Mr. Malone suggested <br />researching the use of permeable pavers or a bio-retention system. He has no objections to the <br />plans as submitted however aslced how the landscaping would be maintained. Mr. Stoyanov said <br />it is maintained tluough a contracted landscaper. Mr. Parry requested approval be conditioned <br />upon there being no signage on the Dover Center lot. He suggested the Dover parlcing lot egress <br />be right out only do to its proximity to the Dover/Mill Road intersection. Mr. Bohlmann asked <br />about site lighting; Mr. Stoyanov said there are eight 12-foot light poles installed to meet code. <br />Ms. Meredith moved, seconcled by Mr. Mahoney, to recommend BZA grant CMS12-14 <br />Sunnyside Toyota of 4877 Dover Center Road the following variances: <br />1. A 1.62 foot variance for side yard setback (north side), code requires 101, applicant <br />shows 8.38'. <br />2. A 1.62 foot variance for side yard setbaclc (south side), code requires 101, applicant <br />shows 8.38'. <br />3. A vaiā¢iance for landscape irrigation, applicant does not show, code requires. <br />Motion passed 6-0. <br />Mr. Frye aslced why lot consolidation would be requireci as he would rather keep the parcels <br />separate. Ms. Wenger said if not consolidated the new parking lot has no permitted main use, <br />would require a use variance, cross access easements, and a variance for rear yard setbaclc. <br />Ms. Meredith moved, seconded by Ms. Nader, to approve demolition of all existing
