<br />structures and site improvements for CMS12-14 Sunnyside Toyota of 4877 Dover Center <br />Road with the following conditions: <br />1. Consolidation of PP# 232-25-026 and PP# 232-25-056 being submitted &approved. <br />2. Vehicle delivei•y truclcs/semis are prohibited access at this lot. <br />3. Any signage submitted for the lot requires Planning & Design Commission review. <br />4. All engineering requirements met and thought given to a bio-retention system. <br />Motion passed 6-0. <br />CMS12-15 Pizza Bogo; 26261 Lorain Road <br />Representative: Mutassem Halawi <br />Ms. Wenger said the proposal is to renovate the existing building to accommodate Pizza Bogo. <br />Changes include wrapping the upper portion of the building with stainless steel banding and <br />applying stucco to the remainder of the building in a copper color. Site improvements include <br />additional landscaping, sealing the parlcing lot, and addressing property maintenance issues. <br />Mr. Halawi said the upper portion of the building will be wrapped with a 4 foot stainless steel <br />system excluding the rear elevation. The retnaining building excluding the rear elevation will be <br />covered with copper colored stucco. The parking lot will be sealed and stripped and property <br />maintenance issues addressed. He is concerned installing landscape along Lorain will impede <br />the building's visibility. The Lorain Road area will be mulched and include a monument sign. <br />Mr. Malone said it would not be acceptable to omit landscaping along Lorain Road as it's a <br />highly visible area and there are inany low growing plants available to use. The plants listed on <br />the legend are acceptable plants for the area and should include Stella D'Oro Daylilies. Mr. <br />Bohlmann asked what would be done along the rear of the building. Mr. Halawi said they would <br />fix the enclosure around the cooler and paint the wall white. Mr. Parry questioned the building <br />color and Mr. Halawi said three sides of the building will be painted copper. A brief discussion <br />pertaining to the method the stucco would be installed ensued and Mr. McReynolds said direct <br />application onto the brick is preferred. Mr. Parry questioned why the rear of the building would <br />remain as is. Mr. Halawi said the only proposed work to the south elevation is painting it white. <br />Commissioners had differing opinions on the proposed building color. The majority preferred <br />Sherwin Williams Copper Wire SW7707. Mr. Bohlmann said stucco around the base of <br />buildings becomes a major inaintenance issue. Mr. Halawi said one foot of brick along the base <br />of the building would reinain. Mr. Parry said he was not comfortable ruling on the project as the <br />subinittal was lacking details. Mr. McReynolds said a detailed landscape plan would need to be <br />subinitted. Mr. Malone said all plantings listed on the site plan should be a minimum of 3 gallon <br />container when installed. The commission wanted the rear elevation including the walk-out <br />enclosure painted copper wire. <br />Ms. Meredith moved, seconded by 1VIr. Mahoney, to approve building modifications and <br />site improvements for CMS12-15 Pizza I3ogo of 26261 Lorain Road with the following <br />conditions: <br />1. The building color will be Copper Wire SW7707. <br />2. The rear of the building and cooler enclosure will be painted Copper Wire to match a11 <br />elevations. <br />3. There will be a 12 inch base around the building of masonry or metal, but no stucco. <br />4
