upon the following: <br />• The entire northeast play area will be enclosed using board on board fence. <br />• Bushes along the drives are to be removed and replaced with low growing junipers. <br />• The commission strongly recommends BZA grant the applicant directional ground <br />signs to address safety hazard. <br />Motion passed 5-0. <br />CMS12-06 AT&T; 26628 Lorain Road <br />Representative: Joel Frezel, Ace Lighting Service <br />Ms. Wenger said the proposal is to alter the newly redesigned Federal of Lakewood Plaza <br />building by installing an orange awning at the AT&T entrance. The orange awning is out of <br />character with the architectural design of the plaza. When the plazas design was being reviewed <br />neither canopy nor awnings were included in the submission. The orange awning would change <br />the character of the plaza therefore she does not support the request. <br />Mr. Frezel said the canopies were in the approved sign package. It is not out of character to see <br />awnings tluoughout plazas within North Olmsted. Ms. Wenger said the approved development <br />plans never included or showed canopies and the sign package approved was for signage only as <br />a canopy is not a sign. Mr. Rerlco said the building is not designed to have awnings and would <br />require modifications to the building. Mr. Parry said canopies are intended to provide relief from <br />the elements over windows or doors and the building has an arcade along the entire length which <br />provides relief so the only purpose of adding a canopy would be to attract attention. Mr. Frezel <br />said the canopies intent is to draw attention to the store. Mr. Bohlmann said the building was <br />well designed and he did not support changes for a canopy which doesn't fit the character of the <br />plaza. Mr. Mahoney and Mr. Malone concurred. <br />Mr. Malone moved, seconded by Mr. Mahoney, to approve the proposal for CMS12-06 <br />AT&T of 26628 Lorain Road, which was denied 0-5. <br />CMS12-07 North Olmsted Foundation Inc; 25896 Butternut Ridge <br />Representative: Todd Musial, North Olmsted Foundation Inc. <br />Ms. Wenger said the proposal is for a conditional use permit for the Boy Scouts Organization for <br />meetings, recreational use and other scout activities. The lot is zoned single family residence <br />and permitted uses by a conditional use permit include government, civic, educational welfare <br />and recreational categories. The proposed use of the site fits within the civic and recreational <br />category. The only development noted was a gravel play area added and chapter 118.03 <br />standards would need to be met. City Council recently designated the property a North Olmsted <br />Landmark and the Landmarks Commission has been pleased with the new ownership and use of <br />the property by the boy scouts. Mr. Gareau said the law department has a history with the site <br />and previous ownership as the site was neglected. The law department welcomes the new <br />owners, whose goal is to restore the historic structure and use the site for civic use. Mr. Musial <br />said they took possession of the site in July 2011 and since then the scouts and local volunteers <br />have worked to clean the site and start on the home. Their intent is to provide scouts a meeting <br />place and provide an area for recreational projects and camping. The multi-purpose area will be <br />2
