approved and is not being modified. Ms. Wenger said the photometric plan would be reviewed <br />again for compliance however if it does not meet code variances would be required. Mr. Waldo <br />said signage will be submitted separately once completed. The building will have the same <br />building materials as the previous version, i.e. EIFS cornices and banding, split face block and <br />decorative medallions. The south elevation which faces Lorain previously housed access panels <br />for electrical systems and was replaced with internalized panels. The east elevation door is <br />egress only and to give more visual interest a significant amount of landscaping was added <br />which is irrigated. <br />Mr. Malone said the landscaping plan had not changed from what was previously submitted and <br />asked if the utilities were moved to the north elevation. Mr. Waldo said all utilities enter the site <br />at the southeast corner and weren't moved to the north because there is outdoor seating however <br />landscaping around the transformer buffers the view. Mr. Bohlmann said the required brickscape <br />along Lorain and Dover are not shown. Ms. Meredith said the briclcscape is to run from Lorain <br />around the corner down Dover to the disturbed curb-cut as part of approval. Mr. Parry said the <br />location of the northwest dumpster enclosure blocks drivers' line of site and asked that it be <br />moved two parking spaces to the south to clear the line of site. Mr. Waldo said the double <br />dumpster enclosure position and northeast driving lane provides easy access when servicing the <br />dumpster and filling the gas storage-tanks. Mr. Parry said between the dumpster-enclosure and <br />internal traffic pattern shown the site will be a safety hazard. The propane storage is less than 10 <br />feet from the outdoor smolcing and seating area and the rear of the building which faces Dover <br />Center resembles the back of warehouse. The south and east elevations need to be enhanced as <br />they face a prominent intersection. Mr. Malone said he agreed with Mr. Parry and felt more was <br />needed to enhance the building's south and east elevations. Mr. Waldo said he would do <br />something to give it vertical interest. Mr. Parry said the south and east elevation should mimic <br />the west/front elevation. Each of the expansion joints shown should be a 4 inch change in plane <br />to create a rhytlun of columns along the back and side which Mr. Waldo agreed to do. <br />Mr. Hoelter welcomed the Dover curb-cut being right in/out only. He asked if the convenient <br />store would be serviced by Giant Eagle's noisy forlclifts. Mr. Waldo said the two businesses are <br />separate and each received their deliveries directly. 1VIs. Meredith moved seconded by Mr.1Vlalone, to approve the proposal for CMS11-18: <br />GetGo Convenience Store of 27208 Lorain Road, with the following conditions: <br />1. Photometric plan is to comply with code or variances sought. <br />2. Signage shown is not part of the approval. <br />3. Brickscape will be shown along Lorain Road from the entry drive continuing east <br />around to the Dover Center Itoad curb cut. <br />4. Additional stripping is to be added to address internal traffic safety. <br />5. There is to be no smoking signage along the north seating area due to propane storage. <br />6. The air pump is to be shown on plans, meet code, be buffered from Lorain Road view <br />and if bollards used they are to be red. <br />7. The Dover and Lorain Road elevations are to be improved with 4-inch depth columns <br />2'/Z feet wide of a color and material to be administratively approved. <br />Roll call: Malone, Nader, Mahoney, Bohlmann, Meredith - yes, Parry - no, motion passed <br />5-1. <br />2
