1?
Bizjak said the proposed ground sign conforms to code it's the placement of the sign within the
35ft line of sight setback which can't be met. Mr. Raig questioned again if the new sign was
wider than the existing sign. Mr. Bizjak said slightly and they could move the location closer to
the east property line to be out of the line of sight triangle, but would require a variance for being
in the side yard setback. Ms. Rudolph said she didn't feel the new ground sign would impede
vehicles line of sight which everyone agreed.
Mr. Lopez moved, seconded by Ms. Rudolph, to grant CMS13-29 Buy Backs of 26324
Lorain Road the following variances:
1. A 10 foot variance for a sign too close to the side yard lot line, code requires 20ft
applicant shows lOft, section 1163.27 B.
2. A variance for a sign located within the 35ft line of site triangle, code does not permit,
applicant shows sign located within line of site triangle, section 1163.17 a.
Which passed 5-0.
CMS13-34 Get Go Gas Station; 27268 Lorain Road
Proposal consists of signage. The following variances are requested:
1. A variance for 2 additional wall signs on a building; code permits 2, applicant shows 4,
Section 1163.28(a).
2. An 8 sq. ft. variance for total wall signage on a building; code permits 106 sq. ft., applicant
shows 114 sq. ft., Section 1163.25.25(b).
Note: The two existing signs are each 32 sq. ft. totaling 64 sq. ft., proposed sign #F is 32 sq. ft.
and sign #G is 18 sq. ft. totaling 50 sq. ft. Total square footage of wall signs is 114 sq. ft. code
allows 106 sq. ft.
The oath was administered to Cicogna Electric Sign representative George Dragon and Giant
Eagle Manager Tom Waldo. Mr. Dragon said the new Get Go houses a kitchen which they
would like to acknowledge its existence as not all Get Go stores have them. The temporary signs
are about to expire and the proposed illuminated signs are the smallest made. Mr. Waldo
encouraged board members to take into consideration that the front of the building faced inward
and didn't front a public right of way.
Ms. Wenger said she strongly objects to the variances being requested. This site has plenty of
signage and additional signage is not warranted. The location of the building is very visible
regardless of the direction of the main entrance. The project from conception has always
included a kitchen/cafe therefore, it should have been addressed when their sign package was
first submitted and approved. Mr. Raig said he is dumbfounded that a building was permitted to
be constructed with the back end facing Dover and Lorain as the corner is such a prominent
corner in the city. He noted the trash and recyclable items which are stacked along Dover center
each morning. Ms. Rudolph asked why an additional Get Go sign was needed and Mr. Waldo
said he would withdraw the request for an additional Get Go sign, but the Kitchen sign was
essential to the site due to the front of the building facing inward. Ms. Diver said the site has a
number of signs on the building which could be reconfigured to accommodate a kitchen sign.
3
