Ms. Bellido said enough variances for signage have been granted and the applicants could worlc <br />within what was previously granted. Mr. Lopez said he agreed with the planner that additional <br />signs weren't warranted and the applicants should work with what has already been granted. <br />Mr. Raig moved, seconded by 1VIs. Diver, to grant CMS13-34 Get Go Gas Station of 27268 <br />Lorain Road the following variances: <br />1. A variance for 2 additional wall signs on a building; code permits 2, applicant shows 4, <br />Section 1163.28(a). <br />2. An 8 sq. ft. variance for total wall signage on a building; code permits 106 sq. ft., <br />applicant shows 114 sq. ft., Section 1163.25.25(b). <br />Which failed 0-5. <br />CMS13-36: WEA Great Northern Mall; 4952 Great Nortlaern Mall <br />Proposal consists of signage. The following variances are requested: <br />Mama Fu's: <br />1. A 22.5 sq. ft. variance for a sign larger than the unit will allows; code permits 64.9 sq. ft., <br />applicant shows 87.4 sq. ft., Section 1163.25(c). <br />2. A 7 in. variance for a wall sign height; code permits 4 ft., applicant shows 4 ft. 7 in., Section <br />1163.28(c). <br />Le Grand Orchid Nail & Spa: <br />A 15.25 sq. ft. variance for sign area; code permits 8 sq. ft. for the building unit based upon <br />frontage, applicant shows 23.25 sq. ft., Section 1165.23(c). <br />The oath was administered to Mall Attorney John Slagter and Manager Phil Poppinga. Mr. <br />Slagter said the final two tenements in the redevelopment are Mama Fu's and Le Grand Orchid <br />both of which require variances. The variances requested are minimal and warranted for the <br />recognition both establishments need. He said the same practical difficulties which were <br />established in granting the Cinema and Rail variances exists for the final two tenants as well. <br />Mama Fu's height variance is due to the logo which features chopsticks in the design. Le Grand <br />Orchid's variance is needed as the frontage is only 8 feet wide and lettering is stacked. The <br />setbaclc of the Mall buildings is significant and the requested variances are minimal. <br />Ms. Wenger said the request is quite reasonable due to building setbacks. Ms. Rudolph asked <br />the size of the sign as there were two different drawings and Mr. Slagter identified the correct <br />sign. Ms. Rudolph said she had no objections to the request the signs seem to fit within the <br />space of the frontage. Mr. Lopez said he would like to see the Mall submit a sign package which <br />could be used throughout the mall.
