The following variance is requested: <br />A 1 parking spot variance for 4 parking spaces; code requires 5, applicant shows 4, (based on 5 <br />spots required per 1,000 sq. ft. of space), Section 1161.05 Q. <br />The oath was administered to property owner Myron Bowdman and Business owners Matt & <br />Christine Buckleye. Mr. Buclcley said due to the size of the lot there isn't enough room for 5 <br />vehicles on the site without blocking one of the drives. Mr. Bowdman said he is pleased to have <br />a tenant at the sight. Ms. Wenger said there is no commercial use which could meet parking <br />requirements and noted the applicants may require a handicap space which could affect the site <br />as well. The owner was asked if there were any parking easements in place which would allow <br />the rear parking lot to be used and Mr. Bowdman said no. Mr. Gareau questioned what site work <br />would be done and Mr. Bowdman said the tenant will install a sign and paint the building. Ms. <br />Bellido asked if thought was given to converting the existing greenspace to the rear into parking <br />spaces and Mr. Bowdman said due to the cost he would need a tenant willing to help convert the <br />greenspace into parking. Ms. Rudolph questioned the number of stylists and Ms. Buckley said <br />she works at the shop throughout the week and another stylist uses the shop on Saturdays. Board <br />members had no objections and felt the use may be the best possible for the site. <br />Ms. Rudolph moved, seconded by 1VIr. Raig, to grant CMS13-38: Hot Rod Hair; 3772 <br />Clague Road a 1 parking spot variance for 4 parking spaces; code requires 5, applicant <br />shows 4, (based on 5 spots required per 1,000 sq. ft. of space), Section 1161.05 Q. <br />Which passed 5-0. <br />CMS13-39: Ml IVIotors; 28450 Lorain Road <br />Proposal consists of a sign. The following variance is requested, a variance for an additional <br />wall sign, code permits 1 applicant shows 4 wall signs, section 1163.28 a. <br />Note: Bza previously granted a variance to have 3 wall signs on the building 10-04-2007. <br />The oath was administered to Architect Denver Brooker. Mr. Brooker said an additional sign is <br />needed to identify AMG which is a separate brand offered at the site. The total square footage of <br />signs on the property is below what is allowed by code. Ms. Wenger had no objections to the <br />request it's no different from each retail shop wanting their own identity in other centers. Ms. <br />Diver felt there were too many signs on the site although she sees the need for each brand to <br />have their own sign. Mr. Raig said the size of the sign is not significant and balances out the <br />other wall signs already on the building, therefore he had no objections. Ms. Bellido said she <br />agreed with Mr. Raig as the sign isn't over bearing. <br />5
