1. A variance for 2 additional wall signs; code permits 2, applicant shows 6, Section <br />1163.28(A). Note: BZA granted a variance to allow 4 wall signs on 2/2/2012. <br />2. A 70.8 square foot variance for excessive additional signage on a building, code allows 170 <br />sq ft; applicant shows 477 sq ft, Section 1163.25(b). Note: BZA granted a 237 sq ft variance <br />for excessive signage on 2/2/2012 for a total of 407 sq ft. <br />The oath was administered to Jeannie Biller with Sign Vision. Ms. Biller said CVS is adding a <br />Minute Clinic to the North Olmsted location. As Minute Clinics are not in all CVS stores they <br />require signs to identify their locations. CVS would like to have two additional wall signs to <br />identify the clinic including a sign near the pharmacy drive through facing the corner of Porter <br />and Lorain and one on the west side of the building between the existing two wall signs. <br />Ms. Wenger said CVS is in the historic district and has previously been granted variances for <br />double the wall signs on a building and four times the area of signage allowed. The request to <br />have a total of 6 wall signs on their building in a highly visible location in the historic district is <br />excessive. If the Minute Clinic signs are needed the applicants have the ability to change out <br />signs to stay within what was previously granted. Additional signage will adversely impact the <br />character of the historic district as well as the building itsel£ Ms. Rudolph asked if the window <br />signs were up for review and Ms. Wenger said no. Mr. Raig said the location and setback of the <br />building is such that additional signage is not warranted. The existing signs should be modified <br />to stay within what was previously granted. Ms. Biller said each of the signs is warranted as they <br />identify what is available within the CVS store. Mr. Lopez said he is opposed to the request, <br />which is excessive. Ms. Diver said two 9 square foot signs are being installed in the windows <br />and two additional wall signs requested. Although the board does not regulate window signs the <br />request is excessive and will adversely impact the historic district as well as the building itself. <br />Board members objected to granting any further variances. <br />Mr. Lopez moved, seconded by Ms. Ruclolph, to grant CMS13-26: CVS Pharmacy of 27713 <br />Lorain 12oad the following variances: <br />1. The following variance is requested: <br />1. A use variance for an athletic facility in the Limited Industry-Industrial Park District. Code <br />does not expressly permit such a use under 1145.03. <br />The oath was administered to Martin Shea. Mr. Shea said he would like a use variance to locate <br />his business in the light industrial district. He reviewed the equipment they manufacture at their <br />shop and that they counsel clients on strengthening programs at their facility. Light industrial <br />area/buildings are needed for their business due to high ceilings and open warehouse type spaces. <br />Ms. Wenger said the business doesn't quite fit into the retail district as it's not an average fitness <br />2
