center, yet it is not permitted in the industrial district. One component of the business is
manufacturing and distribution of specialty equipment, the strengthening program is another. In
discussing traffic for the facility, she found that hours of operation are limited to a couple hours
in the morning and then again in the evening. Due to the unique nature of the business she is not
opposed to the use variance. She recommended placing a condition that the manufacturing and
distribution component remain in place. Mr. Gareau said the request is unique as the chosen
location is due to the manufacturing component of the business. Therefore if the board grants the
use variance placing a condition requiring both the manufacturing/distribution and consulting
component would be warranted. Ms. Diver asked if the use variance was limited to the address
and or location and Mr. Gareau said yes. Ms. Diver asked how the products were distributed and
the number of employees and Mr. Shea said there would be three employees starting out and he
personally delivers his products throughout Ohio. Ms. Rudolph asked if the hour of operations
for the neighboring businesses were a typical8am to Spm schedule and Mr. Shea said yes.
Ms. Diver moved, seconded by Mr. Raig, to grant a use variance to CMS13-28 Fullsterkur
Athletics of 31333 Industrial Pkwy #2 for an athletic facility in the Limited Industry-
Industrial Park District conditioned upon the contanued incorporation of the
manufacturing/distribution component in the business, which passed 4-0.
ADJOURNMENT
With no further business Ms. Bellido's absence was excused and the meeting adjourned at 7:40
p.m.
Je i er Ru ol h, Chair onna Rote, Clerk of Commissions
10-7?
Approved:
