CMS13-22 Burlington; 5150 Great Northern Plaza South <br />Proposal consists of signage and the following variances are requested: <br />1. A 75 square foot area variance for a sign larger than allowed; code allows 100 sq. ft., <br />applicant shows 175 sq. ft. (sign A), 1163.28 (c). <br />2. A 3.1 foot height variance for east elevation wall sign (sign A); code allows 4 ft. applicant <br />shows 7.1 ft. 1163.28 (c). <br />Note: BZA considered Burlington variances on 5/6/2013. <br />The oath was administered to Nathan Gramley. Mr. Gramley said in May the board <br />recommended the proposed band below the Burlington sign be reduced to stay within the width <br />of the Burlington sign. The request was reduced more than 25% in hopes the board would find it <br />acceptable. Ms. Wenger reviewed the board's recommendations on Burlington's previous <br />request and felt the new submittal met the board's recommendations. Ms. Diver asked if the <br />applicant would be returning to alter the existing south wall sign to include the same band and <br />Mr. Gramley said no. <br />Ms. Bellido moded, seconded by 1VIr. Lopez, to grant the following variances to CMS13-22 <br />Burlington of 5150 Great Northern Plaza South: <br />1. A 75 square foot area variance for a sign larger than allowed; code allows 100 sq. ft., <br />applicant shows 175 sq. ft. (sign A), 1163.28 (c). <br />2. A 3.1 foot height variance for east eledation wall sign (sign A); code allows 4 ft. applicant <br />shows 7.1 ft. 1163.28 (c). <br />Motion passed 5-0. <br />I3arbor Freight Tools; 4646 Great Northern Blvd <br />Proposal consists of signage and the following variances are requested: <br />1. A 60 square foot variance is required for a wall sign larger than code permits; applicant shows <br />147 square feet, code permits 87 square feet based upon frontage, Section 1163.26(c). Note: <br />Sign also violates Section 1163.28(c) prohibiting individual wall signs from exceeding 100 <br />square feet. <br />2. A 6-inch variance for a wall sign too close to the top edge of a wall; applicant shows 6 inches, <br />code requires 12 inches, Section 1163.28(b). <br />The oath was administered to Joel Frezel, Adam Steece, Zachery Glazer, and Marshall Brown. <br />Mr. Brown reviewed the history of the plaza. Mr. Frezel said they would like to have 42 inch <br />channel letters in a 54 inch sign band area which requires a 60 square foot variance for total area <br />and a 6 inch variance for being too close to the roof line. The building sits back from the road <br />and the distance from the roofline is due to the existing fascia design: Ms. Wenger reviewed the <br />owner's efforts in redeveloping their site and working with the city to develop a master sign <br />package. She supports the request as the variances are due to the existing building design and <br />the length of the tenant's business/brand name. Ms. Rudolph asked if thought had been given to <br />using both upper and lower case letters and Mr. Steece said the use of all capital letters is a <br />corporate standard. Ms. Rudolph noted that the height of the sign is less than 4 feet. <br />Ms. Rudolph moved, seconded by Ms. Diver, to grant the following variances to Harbor <br />Freight Tools of 4646 Great Northern Blvd: <br />4
