6. A 30' variance for side building setback on a corner lot, code requires 50', applicant shows <br />20', Section 1139.08(a). <br />Eric Newland of ADA Architects and Jim Kerr of BEK Developers were administered the oath. <br />Mr. Newland said the project involves demolition of the existing building and replacement with <br />a single story 6,018 square foot building. Due to the odd shape of the lots and being located on a <br />corner lot, setback requirements could not accommodate a building. They have a cross access <br />and parking easement with their neighbor. The building was designed to soften the transition <br />into the residential neighborhood. Traffic volume will be decreased as it will no longer be a <br />multi-tenant building. The front setback keeps in line with the Boston Market building. Mr. <br />McReynolds said a non-compliant sign is being removed as is a parking space to ensure the new <br />ground sign is code compliant. He supports the applicant's variance requests. Ms. Diver asked <br />if there would be a rear fence to buffer the residential neighbors and Mr. Newland said yes. Ms. <br />Rudolph asked for clarification pertaining to the type of setbacks being requested. Mr. <br />McReynolds reviewed the difference between a building and parking setbacks. The board felt the <br />new building would be an improvement to the city as well as the abutting neighborhood. Mr. <br />Raig commended the owner and architect on their work in designing a building which will fit the <br />lot and improve the site. <br />Ms. Bellido moved, seconded by Ms. Diver, to grant CMS13-12 Mattress Firm of 26400 <br />Lorain Road the following variances: <br />1. An 18' variance for front yard setback; code requires 201, applicant shows 2'. <br />2. A 10' variance for side (vvest) yard setback; code requires 101, applicant 01.. <br />3. A 15' variance for rear yard setback; code requires 15', applicant 0'. ' <br />4. A 7' variance for front building setback, code requires 751, applicant shows 68'. <br />5. A 10' variance for side building setback (west), code requires 10', applicant shows 0'. <br />Setback requirements are calculated using section 1139.07 table. <br />6.
