requirements of the safety forces and customer traffic. The 2010 upgrade eliminated a total of <br />154.8 square feet of signage and 55 square feet of additional signage is now proposed. The <br />double lane addition is needed to accommodate the volume of drive-thru traffic on the site as <br />vehicles stack-up out onto Lorain Road creating safety hazards. Mr. McReynolds said the city <br />has worked with the owner and his designers to minimize the amount of signage and variances <br />needed. The new signs for the double drive-thru are non-conforming pole signs as they are pole <br />mounted. Mr. McReynolds reviewed the differences between pole and ground signs. Mr. Ptacek <br />said McDonalds has reengineered the foundations of all their signs and light poles to ensure <br />safety. Mr. Gareau said the board's motion should be clear that they are non-conforming pole <br />signs. Ms. Rudolph asked if the side yard variance was due to the additional lanes and if any <br />parking spaces were eliminated. Mr. Ptacek said the only parking changes take place are along <br />the rear and west side of the site. Mr. Raig asked what changes pertained to Water Tower Square <br />and Mr. Ptacek said their parking will not be affected only enough land was purchased for the <br />double drive-thru. Mr. Raig asked how much greenery would be lost. Mr. Payne said the new <br />landscape plan replaces some trees and includes maintenance of the entire area up to the <br />neighbor's sidewalks. Ms. Diver said she was not comfortable with the amount of non- <br />conforming poles signs shown. Ms. Bellido said she never thought of inenu boards being pole <br />signs. Mr. Raig said he looked at the signs as functional signs which are not visible from Lorain <br />Road. Ms. Bellido reminded°members that they previously approved the existing non- <br />conforming menu and directional signs. <br />Ms. Rudolph moved, seconded by Mr. Raig, to grant CMS13=09 McDonalds of 27322 <br />Lorain Road the following variances: <br />1. A 3.5 foot variance for rear yard parking setback, code requires 10', applicant shows <br />6.511, Section 1139.07 table. <br />2. A 4.5 foot side yard setback (east), code requires 10' for parking and drives, applicant <br />shows 5.5', Section 1139.07 table. Motion passed 4-0. <br />Ms. Rudolph moved, seconded by Mr. Raig, to grant CMS13-09 McDonalds of 27322 <br />Lorain Road the following variances: <br />3. A variance for 8 additional pole/ground signs, code permits 1 ground sign, and applicant <br />shows 9, Section 1163.27(a). <br />4. A variance for multiple ground signs located within 200 feet, code requires separation of <br />200 feet, applicant shows less than 200, Section 1163.27(a). <br />5. A variance for the new non-conforming pole signs, code does not permit pole signs, and <br />the applicant shows the following; 1 gateway, 1 presell, 2 order boards, and 2 menu <br />board signs. Motion passed 3-1; Ms. Diver voted no. <br />CMS13-12 Mattress Firm of 26400 Lorain Road <br />Proposal consists of a new commercial construction and the following yariances are requested: <br />1. An 18' variance for front yard setback; code requires 20', applicant shows 2'. <br />2. A 10' variance for side (west) yard setback; code requires 10', applicant 0'. <br />3. A 15' variance for rear yard setback; code requires 15', applicant 0'. <br />4. A 7' variance for front building setback, code requires 75', applicant shows 68'. <br />5. A 10' variance for side building setback (west), code requires 10', applicant shows 0'. <br />Setback requirement are calculated using section 1139.07 table.
