The oath was administered to Sam Khouri, Councilman Schumann and neighbor Mark Hamdan. <br />Mr. Khouri said the parking setback variance is required as vehicles will be stored within the <br />required front setback. He noted that if the parking spaces were used for employees or <br />customers no variance would be required. The project involves remodeling the existing building <br />to accommodate office spaces and vehicle inventory. There will be no vehicles sold at the site <br />nor will there be any signage on the building. The proposed use and updates will decrease the <br />impact upon the neighboring residents and will be a good transition to the residential <br />neighborhood. Councilman Schumann reviewed the building's prior uses and said the proposed <br />project is the least intrusive and enhances the entrance to the development. New landscaping and <br />fencing is being installed, there will be less vehicular traffic and standard office hours observed. <br />He supports the request which will benefit the residential neighbors and the abutting businesses <br />as well. Mr. Hamdan said as an abutting homeowner he is glad to see the site is being retrofitted <br />to be an improvement to their neighborhood. His only concern is that when vehicles are <br />delivered to the site that the semi-trucks are not left idling. Mr. Khouri said vehicle deliveries are <br />only received during normal business hours. Mr. Gareau said the owner would be required to <br />follow city code which will be reviewed by Council. Ms. Wenger said the Building Zoning and <br />Development meeting is scheduled for May 7, 2013. Mr. Hamdan asked if the cedar fence <br />would be repaired and maintained or replaced. Mr. Khouri said the cedar fence would be <br />repaired and maintained as required by Planning & Design. Mr. Hamdan asked if plans showing <br />the final renovations were available and Ms. Wenger said the applicant is required to return with <br />a development plan for the building once the additions are removed. Mr. Lopez said the <br />proposed use of the site will enhance the area, decreasing the impact to the abutting residents <br />therefore he has not objections. Mr. Raig said the proposed use of the site is less imposing then <br />any prior use of the site and complements the residential entrance. Mr. Raig moved, seconded by 1dIs.
