the building facing Lorain Road. He asked what percentage of the building would be used for <br />detailing. Ms. Hamdan said she is disappointed as the previous owner stated there would be no <br />detail work performed at the site. She felt more time was needed to give neighbors an opportunity <br />to do their own research. Nicole Dailey Jones asked if the city, engineer had a chance to study <br />wastewater disposal and water runoff from the site. Mr. DiFranco said stormwater runoff is being <br />reduced due to decreasing the amount of impervious surface. Both the City and EPA requires any <br />wastewater such as car washing activities at the site be performed inside the building and proper <br />draining and storage installed. Ms. Dailey Jones asked if at any time the service bay doors would be <br />open while detailing is being completed. Mr. D'Amato said there are times when the temperature is <br />such that the doors will be open. He will do his best to minimize the amount of time the service <br />doors are open. Mr. Malone asked if at any time the use expanded into more than prep work what <br />would take place. Mr. McReynolds said if at any time inspectors or residents observe a change in <br />the use an inspection could be conducted and if found what is taking place is beyond the permitted <br />use they would be issued a violation. Mr. Bohlmann asked what mechanical tools would be used <br />during detailing. Mr. D'Amato said a11 washing and waxing of vehicles is by hand and a shop vac <br />is used to vacuum the car out. Mr. Schumann asked if once approved would the approval hold <br />weight if a conditional use was later sought; Ms. Wenger said no, what is being reviewed is a <br />permitted use. Ms. Nader requested the motion include a condition that a11 overhead doors be <br />insulated. <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve building modifications for <br />CMS13-19: Nissan of 30850 Lorain Road subject to the following conditions: <br />1. Previous plan elements and conditions of approval remain in effect. <br />2. The proposed overhead doors are to be insulated. <br />3. Light pole bases are to be repaired or replaced. <br />4.
