However she would like to <br />see the pygmy dwarf berry replaced with Korean boxwood as it is compact, salt tolerant an <br />evergreen with color in the fall. Ms. Nader commended the owner for the site being well <br />maintained. Mr. Malone asked how the utility shed would be constructed and Mr. Ptacek said it <br />would be an enclosed brick shed which would match the existing building. Mr. Malone asked if <br />Water Tower Square parking space requirements would be maintained and Mr. Payne said yes and <br />McDonalds would install landscaping along Water Tower parking area. Mr. David Hoelter <br />questioned the area to be developed. He would be concerned if an egress was added to McDonalds <br />through to Water Tower Square. He asked if existing wells would are affected or delivery routes <br />would be altered. Mr. Malone said egresses at either site would not be altered. Mr. Ptacek said the <br />expansion for McDonalds is to the north and east only. Their engineer is working with the EPA to <br />ensure the status of the wells is compliant. <br />Mr. Malone moved, seconded by Ms. Walker, to recommend BZA grant CMS13-09 <br />McDonalds of 27322 Lorain Road the following variances based on the fact both sites are <br />commercial and traffic patterns will be improved: <br />1. A 3.5' variance for rear yard setback, code requires a rear yard of 10' for parking and <br />drives, applicant shows 6.5", Section 1139.07 table. <br />2. A 4.5' variance for side yard setback (east), code requires a side yard of 10 for parking <br />and drives, applicant shows 5.5', Section 1139.07 table. 3. A variance for 3 additional ground signs, code permits 1, variance previously granted <br />for 7, applicant shows 10, Section 1163.27(a). <br />4. A variance for multiple ground signs located within 200 feet, code requires separation <br />of 200 feet, applicant shows closer, Section 1163.27(a) <br />Motion passed 4-0. <br />Mr. Malone moved, seconded by Ms. Nader, to approve CMS13-09 McDonalds of 27322 <br />Lorain Road contingent upon variances being approved with the following conditions: <br />1.
