board on board enclosures. The loading dock handrails should be addressed as they are in poor
condition. Mr. Malone asked if any windows would be filled in as shown in the rendering and Mr.
Forester said the rendering without windows is a different location, no windows or structural
changes will be made to North Olmsted building.
Mr. I1Ralone moved, seconded by 1VIr. Bohlmann, to approve CMS13-05 Baker's Square of
24025 Lorain Road building modifcations and site improvements with- the follow conditions:
1. Curbing replaced along entire west property line
2. A retaining wall will be repaired or replaced along west property line to shore up the slope
3. Dumpster enclosure will be a gated board on board enclosure
4. The awning color will be either SW 6069 French Roast or SW 6334 Flower Pot
5. Handrails will be repaired and painted
1VIotion passed 5-0.
CMS13-06 Victoria Plaza LLC 26101 Country Club Blvd
Representative: Mary Marshall, Communication Infrastructure Corporation TRF Services
Ms. Wenger said the proposal is to add additional wireless telecommunications equipment to the
roof of Victoria Plaza which already houses three antennas. The two proposed dishes would be
considered a conditional accessory use under 1151.04(c)(2). Most of the standards included in
1151.05 would are relevant to tower proposals and collocations on towers rather than atop
buildings. The Building Department did request and receive a structural analysis of the proposed
equipment and the resulting load on the roof mounting system, which was found to be adequate.
The Commission should consider the requirements of Chapter 1118 in making a determination
on the conditional accessory use permit. Mr. McReynolds received the load report and said the
placement of antenna 10 feet away from the edge of the building meets zoning requirements.
Ms. Marshall said the antennas are not cellular they are parabolic microwave antennas used for
proprietary data only. Mr. Bohlmann asked if the antennas would be grounded and Ms. Marshall
said the project meets all state electrical codes including equipment which is located on the 19`h
floor of the building. Mr. Rerko asked how high above the roof line would the antenna be and Ms.
Marshall said it would be about 8 feet above the roofline and setback l lfeet which complies with
code. They are pipe mounted atop the roof, with minor roof penetration for the guide mounting
brackets. Mr. Anderson asked if there were any safety hazards if someone walked in front of the
microwave antenna. Ms. Marshall said you can't stand directly in front of the antennas and they
will have a safety barrier with posted warning signs. Mr. Anderson said the northeast corner is wide
enough of a field that someone could potentially walk into the restricted area. Ms. Marshall said
they could install the barrier to the edge of the building to ensure safety. They have proposed pole
mounts with pole rails through them which include warning signs. Mr. Anderson is concerned that
the area is well marked so no one can walk in front of the dish. Ms. Nader asked if the antennas
were rotating or fixed and 1VIs. Marshall said they are fixed antennas. Mr. Rerko asked if anything
within the microwave's path from one dish to another would heat up and Ms. Marshall said yes.
Mr. Bohlmann asked where the nearest microwave antenna was to the proposed location. Ms.
Marshall said the next location is Maple Heights. Mr. Malone said the applicant would need to
consult with a professional engineer to determine safety zones. Mr. Anderson questioned what the
microwave safety distance is for the antennas. Ms. Marshall asked if they could take the antenna
2
