Parcels A, B and C as shown in <br />the plat will result. The property is zoned One Family Residence District. In this district, <br />minimuxn lot width is 80 feet and minimum lot size is 13,200 square feet. All three parcels meet <br />minimum lot width. The consolidation will result in Parcel A becoming conforming in lot area. <br />Parcels B and C will meet lot area, as well. She had no objection to approval of the plat. <br />Mr. DiFranco said one parcel is being created and two parcels defined. Mr. Limpert said they <br />are creating parcel C which is vacant and cleaning/defining property lines for the other two lots <br />which have homes. Once the parcels are recorded they will be sold. Mr. Arendec asked if parcel <br />C which shows parcels 1 through 6 was being approved. Mr. DiFranco said that parcels 1 <br />through 6 of parcel C were proposed in 1977 but never recorded therefore parcel C is a single lot. <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve CMS13-08 Lot Split & <br />Consolidation plat for Kertis Limpert which consists of splitting off portions of Parcel l <br />currently identified as PPN 232-24-003 (4.2814 acres) to create Parcel B(0.6240 acres) with <br />frontage along Canterbury Road, and Parcel C(3.6242) with frontage along Duane Road; <br />and Split Parcel 1 (0.0332 acres) which will be consolidated with Parcel A currently <br />identified as PPN 232-24-009 (0.2788 acres) with frontage along Duane Road, to form a <br />consolidated parcel containing within its boundaries approximately 0.3120 acres which <br />passed 5-0. <br />ADJOURNMENT <br />With no further business, Mr. Mahoney and Ms. Walker's absences were excused and the <br />melinadjoumed t 8: Opm. <br />4? ?
