PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF JANUARY 23, 2013 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:00 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Julie Nader, Ralph Bohlmann, Rosemary Walker, David Anderson, <br />Don Rerko <br />Absent: Mark Mahoney <br />Staf£ Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pete DiFranco, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve the January 9, 2013 minutes, <br />which passed 6-0. <br />NEW BUSINESS <br />CMS12-29 Ganlev Honda; 25796 Lorain Road <br />Representative: Joel Copley, Janotta & Herner Inc. <br />Ms. Wenger said the proposal consists of the demolition of an existing building located on the <br />Ganley Honda campus. The ground sign and one of two curb cuts will be eliminated. The <br />building will be replaced with pavement to expand inventory storage. Some of the inventory, as <br />well as four display parking areas, require a variance for merchandise being displayed within the <br />required setback. The proposed pavement requires a variance as it is within the 20 foot <br />landscape setback. No lighting or other site improvements are proposed. Approval should be <br />conditioned upon lot consolidation otherwise additional variances are required. Mr. DiFranco <br />said the plans received January 14, 2013 addressed all items listed in his engineering report. <br />Mr. Malone said the proposed landscaping layout is an improvement to the site. The Callery pear <br />trees of 2'/z inch caliper are a good size however the species should be either Cleveland Select or <br />Aristocrat. Sizes for creeping juniper should be 3 gallon container and fountain grass should be 1 <br />gallon container. Mr. Bohlmann asked whether the entire dealership was open for review as <br />approval is to be contingent upon consolidation. Mr. O'Malley advised that the Commission could <br />review the entire site. Ms. Wenger said application was made for changes to a single parcel and <br />legal notices were limited to that individual lot. Mr. Bohlmann said he observed the existing storm <br />water system was in need of being cleaned. Water is being pumped through hoses and bypassed to a <br />separate system and appeared to be draining onto the residential properties to the north. He <br />requested the city engineer do a site inspection. New continuous concrete curbs should be installed <br />along the rear asphalt of the entire dealership. All fencing along the rear property line of the <br />dealership should be replaced with either a 6 foot board on board or vinyl fence to buffer the <br />northern residents. Mr. Copley said the owner is talcing the first step by removing the building and
