?' .
was found that no variances had been previously granted. Ms. Rudolph questioned why code
could not be met. Mr. Schramm said the new monument sign design makes the sign appear
larger then it is, as the sign itself is only 29 sq. ft. The directional, menu and pre-sale board
create the variance required for multiple ground signs. Ms. Rudolph questioned the directional
sign at the southeast corner of the lot as there isn't a curb-cut. Mr. Schramm said the sign guides
patrons to the drive-thru entrance. The size of the wall signs are the same as the existing which
doesn't include the brand lpgo. Mr. Russell said the damaged ground sign prompted the building
department to review the site. There was no indication that variances had ever been granted,
therefore the applicant was asked to submit a sign package addressing the entire site. The
number of variances'required is due to how the city addresses signage. Ms. Rudolph questioned
the height of the new ground sign and Mr. Russell said the size of the ground sign doesn't appear
to impede the line of site for vehicles. Mr. Gareau asked if there was a brand standard for the
building style as North Olmsted's is original. Mr. Schramm said Wendy's usually purchases
abutting property and constructs new sites. Mr. Papotto asked if the directional signs would be
replaced and Mr. Schramm said they would be updated to ensure they properly work. The
existing menu and presale boards will remain.
Ms. Rudolph moved, seconded by Mr. Raig, to grant APP14-1966: Wendy's Restaurant of
26650 Lorain Road the following variances:
1. A variance for the placement of a directional and new ground sign within the 35 ft. free
and clear sight triangle; code does not allow, Section 1163.17.
2. A 16.5 sq ft variance for the maximum sign face per building; code permits 71 sq. ft.,
applicant shows 87.5 sq ft, Section 1163.25(b).
3. A variance for 4 additional ground signs; code permits 1, applicant shows 5, Section
1163.27(a).
4. A variance, for 3 ground signs less than 200 ft apart at the south property line, and 2
ground signs less than 200 ft apart at the north property line (drive through menu
boards); code does not allow, Section 1163.27(a).
5. A 28 inch variance for a ground sign within the 5 ft. right-of-way setback; code requires
5 ft, applicant shows 32 in, Section 1163.27(b).
6. A 41 sq ft variance for the total square footage of a ground sign; code permits 65 sq ft,
applicant shows 106 sq ft, Section 1163.27(c)(2). ,
Motion passed 3-0.
ADJOURNMENT
With no further business, the absences of Ms. Bellido and Mr. Allain were excused and the
meeting adjourned at 8:40 p.m.
.
L?
Jen if r Rudol , Chair
Approved: 11 ?13 J o'20I 4
