A 56 square foot variance for maximum allowable square footage of an accessory <br />structure; code permits 120 sq. ft., applicant shows 176 sq. ft., section 1135.02 (b)(1). <br />Motion passed 5-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />APP14-1146: Popeves; 26170 Lorain Road: <br />Proposal consists of ground signs. A 19sq. ft. variance for total square footage of sign face <br />area for a ground sign; code permits 65sq. ft., applicant shows 84 sq. ft., section 1163.27 <br />(c)(2). Note:.BZA tabled on 8/4/14. <br />The oath was administered to architect Almen Turner and neighbor Tim Nowalc. Mr. Turner <br />said they revised their request, the monument and menu board signs are smaller and the two <br />medallions were removed from the sign package as were both directional signs. They would lilce <br />to be allowed to have two ground signs which consist of replacing the existing monument sign <br />and installing a menu board for the drive through. He asked what their lot was allowed for total <br />square footage. Mr. Russell said the variance is due to the total square footage of the menu <br />board and monument sign only which were decreased in size, no other variances are required. <br />Mr. Turner said the monument sign meets the maximum square footage as it is less than 50 <br />square feet. However the menu board which is needed for drive-thru business creates the need <br />for a 19 sq. ft. variance. Mr. Nowalc aslced what direction the menu board would be facing and <br />Ms. Rudolph said the menu board will face east not north. Mr. Allain aslced if the menu board <br />was one sided and Mr. Russell said yes. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant APP14-1146: Popeye's of 26170 <br />Lorain Road a 19 sq. ft. variance for total sign face area for two ground signs; code <br />permits 65 sq. ft., applicant shows 84 sq. fto, section 1163.27 (c)(2), which passed 5-0. <br />APP14-1459: Aetail Development; 26324 I,orain Road: <br />Proposal consists of building and site improvements. The following variances are requested: <br />1. A 7 ft. variance for parking within the 20 ft. front setbaclc; code requires 20 ft., applicant <br />shows 13 ft., Section 1139.07. <br />2. A 6 foot side yard variance, code requires 10 ft., applicant shows 4', section 1139.07. <br />3. A loading zone space variance for required facilities loading zone; code requires 1, applicant <br />shows 0, Section 1161.13(e), 1161.13(d) size of space. <br />Mr. Allain recused himself from discussion. The oath was administered to architect Kyle Davis <br />who was present for the owner. Mr. Davis said the site has an existing building which will be <br />renovated to make the building more aesthetically pleasing for the new tenant.
