. , ? <br />have all new landscaping and the existing single drive is in very poor condition. The variances <br />are required for the front corner of the site for parking setback and the new double drive which is <br />needed for safety throughout the site. Due to the nature of the business a loading space is not <br />needed they will house floor models only at the location and deliveries will be made at the rear <br />inan door. The side yard variance is due to the widening of the drive which is to address internal <br />traffic safety. Mr. Russell said he had no objections to the request. Mr. Papotto asked what <br />would be installed to buffer the neighbor to the east and Mr. Davis said landscaping will be used <br />to buffer the east neighbor. Ms. Rudolph asked if the existing drive was being replaced by a <br />double drive which is closer to the west property line and Mr. Davis said yes. Board members <br />agreed that the proposed changes were warranted. Mr. Papotto said the difficulty is placing the <br />driveway which handles traffic flow in any other location on the site. Mr. O'Malley said the <br />curb cut onto Silverdale is subject to Council approval as it is part of a deed restriction which <br />was placed upon the site. Ms. Bellido said this is an existing building and the new owners have <br />the taslc of trying to enhance their existing building which is difficult to achieve due to the size of <br />the lot. <br />Ms. Bellido moved, seconded by Mr. I'apotto, to grant APP14-1459: Retail Development of <br />26324 Lorain Road the following variances: <br />1. A 7 ft. variance for parking within the 20 ft. front setbaclc; code requires 20 ft., applicant <br />shows 13 ft., Section 1139.07. <br />2. A 6 foot side yard variance, code requires 10 ft., applicant shows 4', section 1139.07. <br />3.
