APP14-606: Daniel Rothkegel; 27601 Marquette Blvd <br />Proposal consists of a shed. The following variances are requested: <br />1. A 24 sq. ft. variance for a shed larger than code allows; code permits 120 sq. ft., applicant <br />shows 144 sq. ft., Section 1135.02(d)(1). <br />2. A 1.2 ft. variance for a shed higher than code allows; code permits 9 ft., applicant shows 10.2 ft. section 1135.02(d)(1). BZA tabled 5/5/14. <br />The oath was administered to Mr. Rothlcegel. He would like to have a 24 square foot shed to <br />store his yard equipment. The height is needed to hang yard tools and seasonal furniture along <br />the sides of the shed. Mr. Russell said the building department has no objections to the request. <br />Ms. Rudolph questioned if the applicant spoke to his neighbors along MaryKay as the shed <br />would be very visible from the street and Mr. Rothkegel said he had not spoken to his neighbors. <br />Mr. Allain said the shed is too large for the lot and there has been no evidence of a hardship. Ms. <br />Bellido agreed and felt a 120 square foot shed was sufficient for the size of the lot. Ms. Rudolph <br />said when she drove through the development there were no other sheds as large. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant APP14-606: Daniel Rothkegel of <br />27601 Marquette Blvd the following variances: <br />1. A 24 sq. ft. variance for a shed larger than cocle allows; code permits 120 sq. ft., <br />applicant shows 144 sq. ft., Section 1135.02(d)(1). <br />2. A 1.2 ft. variance for a shed higher than code allows; code permits 9 ft., applicant shovvs <br />10.2 ft. section 1135.02(d)(1). <br />Motion failed 3-0, variance denied. <br />APP14-870: K. Manrodt & T. Speegle;. 23052 Masticlc 12d <br />Proposal consists of adding to existing detached garage. The following variance is required. <br />1. A 450 sq. ft. variance for a detached garage exceeding 750 sq. code permits 750 sq. ft., <br />applicant shows 1,200 sq. ft., section 1135.02(c)(1). Note: Proposal is to add an additional <br />600 sq. ft. to an existing 600 sq. ft. detached garage and add a driveway to accommodate. <br />The oath was administered to Kirsten Manrodt, Tiffney Speegle and contractor Tim Smith. Ms. <br />Manrodt said the garage is currently 600 square feet and they would like to extend the garage an <br />additional 450 square feet. They have recreational vehicles as well as three cars they would like <br />to lceep indoors. The garage addition will extend into the yard and will not be seen from the <br />road. Ms. Bellido asked if the land extended to Brookpark or if there were rear neighbors. Ms. <br />Manrodt said the lot ends at Brookpark and is 1.5 acres. Ms. Rudolph asked if thought was given <br />to fencing in the side yard which abuts neighboring residents and Mr. Smith said most of the <br />yard would be fenced in. The fence will run from the house along the side yard three quarters of <br />the length of the property and closed off. Ms. Manrodt said the reason for the layout of the <br />garage is to ensure it wouldn't adversely affect neighbors. Ms. Bellido said the lot is large <br />enough to accominodate the addition and would not be visible. Ms. Allain said the size of the <br />proposed garage would not be out of character of the neighborhood. <br />1VIr. Allain moved, seconded by Ms. Rudolph, to grant APP14-870: K. Manrodt &c T. <br />Speegle of 23052 Mastick Rd a 450 sq. ft. variance for a detached garage exceeding 750 <br />sq. code permits 750 sq. ft., applicant shows 1,200 sq. ft., section 1135.02(c)(1), which <br />passed 3-0. <br />2
