<br />APP14-874: Michael Minton; 23031 Marion Rd <br />Proposal consists of a new detached garage. The following variances are required. <br />1. A 5 ft. variance for rear setbaclc for a detached garage; code requires 10 ft., applicant shows <br />5 ft., section 1135.02 (c)(2). <br />2. A 2.6 foot variance for side yard setback for a detached garage; code requires Sft., applicant <br />shows 2.6 ft., section 1135.02 (c)(2). <br />The oath was administered to Michael Minton. He would like a new garage which will keep in <br />line with the existing garage and driveway line. The new garage is being moved back to <br />provide more usable baclc yard space for his family. Mr. Russell said he had no objections to <br />the request. Mr. Allain commended the applicant's documentation and said the size and <br />layout of the lot creates a hardship for any size garage to be placed on the lot. Ms. Rudolph <br />said the size and layout of the proposed garage is not out of character of the neighborhood and <br />would not impede the neighbor's views. . <br />Ms. Rudolph moved, seconded by Mr. Allain, to grant APP14-874: Michael Minton of <br />23031 1Vlarion Rd a new detached garage with the following variances: <br />1. A 2.6 foot variance foa- side yard setback for a detached garage; code requires Sft., <br />applicant shows 2.6 ft., section 1135.02(c)(2). <br />Motion passed 3-0. <br />APP14-875: Mark Smeiraldi; 23296 Alexander Rd <br />Proposal consists of a new home addition. The following variances are required. . <br />1. A 3 foot variance for side yard setbaclc of home; code requires 5 ft., applicant shows 2 ft.; <br />section 1135.07(a). <br />2. A 6 foot 7 inch variance for total coinbined side yard setbaclcs of a residence with an attached <br />garage, code requires 15 ft., applicant shows 8 ft. 5 in., section 1135.07(a). <br />Ms. Rudolph moved, seconded by Mr. Allain, to grant the applicant's request to be <br />tabled for APP14-875: Marlc Smeiraldi of 23296 Alexander Rd until the July 7, 2014 <br />meeting which passed 3-0. <br />COIVIMERCIAL APPEALS AND REQUESTS <br />APP14-778: LoanMax; 24280 Lorain Rd <br />Proposal consists of re-facing a non-conforming pole sign. The following variance is required. <br />A variance to use a non-conforming pole sign/change of use; code does not permit, applicant <br />shows use, section 1163.10 (c), (section; 1163.31 - pole signs not permitted) <br />Note: Use is changing from a bar/restaurant to an auto loan office. <br />The oath was administered to Archer Sign rep Paul Pietro. Mr. Pietro said they would like to <br />continue to use the existing pole sign. They would resurface the existing pole sign and replace <br />the insert. If the pole sign is removed and a monument sign installed code would require it be <br />placed almost in the middle of the parlcing lot. Mr. Russell said he is against granting the <br />variance, the sign was abandoned for over a year and code requires abandoned signs removed <br />3
