<br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF MAY 5, 2014 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:01 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Laura Bellido, Eric Allain <br />Absent: Michael Raig <br />Staff: Law Director Michael Gareau Jr., Assistant Building Commissioner Daniel Russell, <br />Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Bellido moved, seconded by Ms. Rudolph, to approve the BZA minutes of Apri17, <br />2014, which passed 3-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />CMS 14-08: Douglas & Virginia Baldi; 26706 Butternut Ridge Rd <br />Proposal consists of a new storage building. The following variances axe requested: <br />1. A 280 sq. ft. variance for a storage/work building larger than code allows; code permits <br />200 sq. ft., applicant shows 480 sq. ft., Section 1135.02(d)(1). <br />2. A 1 ft. 9 in. variance for an accessory building higher than code allows; code permits 10 ft., <br />applicant shows 11 ft. 9 in., Section 1135.02(d)(1). <br />3. A variance for a second storage building on a lot; code permits 1, applicant shows 2, Section <br />1135.02(d)(1). Note: An existing 30 ft. x 17 ft. 6 in. barn will remain. Deck in rear of <br />existing barn must be removed. <br />The oath was administered to Douglas Baldi. Mr. Baldi said his home is 100 years old and the <br />barn is an actual barn without flooring. The wood shop can't be attached to the home due to its <br />age and layout. The addition will not adversely impact the character of the neighborhood nor <br />will it be seen from the right of way. Mr. Russell said he had no objection to the request. Ms. <br />Bellido said she was first concerned about the historic nature of the property; however the <br />applicant went before Landmarks and received a Certificate of Appropriateness. Mr. Baldi said <br />there were two styles presented and the one before the BZA is the style Landmarks approved. <br />Mr. Allain asked how many storage buildings were on the lot and Mr. Baldi said the only other <br />storage unit was the barn. Mr. Allain questioned the height of the workshop and Mr. Baldi said <br />the height is due to the style Landmarks chose. Board members felt the look fit the <br />neighborhood, would not be seen and the lot was large enough to accommodate the workshop. <br />Ms. Bellido moved, seconded by Ms. Rudolph, to grant the following variances for CMS 14- <br />08: Douglas & Virginia Baldi of 26706 Butternut Ridge Rd: <br />1.
