CITY OF NORTH OI,MSTED <br />LANI)MARKS COIVIMISSION <br />MINUTES FOR APRIL 14, 2014 <br />ROLL CALL <br />Chairinan Neville called the meeting to order at 7:03 p.m. in Council Chambers. <br />Present: Tom Dubowski, Jim Morse, David Neville, Paul Schumann, Dale Thomas <br />Absent: Jim Dubelko, Duane Limpert, Don Rerko <br />Staff: Planning & Development Director Kim Wenger, Assistant Law Director Bryan <br />O'Malley, Clerk of Commissions Donna Rote <br />Mr. Schumann moved, seconded by 1VIr. I)ubowski, to excuse the absence of Jim Dubelko, <br />Duane Limpert, and Don Rerko which was approved 5-0. <br />REVIEW AND APPROVAL OF MINUTES <br />Mr. Morse moved, seconded by Mr. T'homas, to approve the Landmarks Commission <br />minutes of February 10, 2013, which was approved 5-0. <br />NEW BUSINESS <br />Douizlas & Virginia Baldi; 26706 Butternut Ridge Road <br />Proposal consists of a certificate of appropriateness for a garage addition. <br />Mr. Baldi said he would like to build a workshop behind his barn/garage for his carpentry tools. <br />Their existing barn is 100 years old, has a dirt floor and doesn't lend itself to being converted to <br />a climate controlled building. The shop will be constructed behind the barn and will still require <br />a variance if the COA is granted. The building will look lilce an addition to the barn but will be a <br />free standing building. His submittal includes two possible styles for the commission's <br />consideration. The addition will duplicate the look of the barn by using hardie board siding and <br />adding battens. His lot is over 400 feet deep and backs up to wooded lots. The addition will not <br />be visible from the right of way and will not change the character of the area. Mr. Neville said it <br />appears the addition will not impact the district. Mr. O'Malley advised that the use of the <br />structure was not before the commission however their approval could be conditioned upon the <br />proposed use being permissible. The commission can make recommendations to the BZA <br />regarding the size of the structure and condition their approval upon required variances being <br />granted. Mr. Schumann said the applicants have worked hard to keep the historical integrity of <br />their property throughout the years. The materials chosen shows the addition will be constructed <br />in a manner which keeps to the character of all structures on the lot. Both the reverse gable and <br />shed roof style plans would be appropriate for the historic district. Mr. Baldi said they purchased <br />their home 30 years ago and have been working to restore it ever since. Mr. Dubowski said he <br />prefened the shed style addition as it was a more traditional look. Mr. Baldi said the reverse <br />gable is more practical for his work but he could make either style work. Commissioners <br />recommended option 2, the shed style addition.
