<br />CMS13-43 - Ml Motors; 28450 Lorain Road <br />Ms. Wenger said this proposal consists of building additions and site improvements on the <br />Mercedes/Porsche campus. About 1,800 square feet of space will be added to Mercedes and <br />about 3,000 square feet of space will be added to Porsche at the rear of both buildings to expand <br />auto service operations at the dealerships. Other slight building modifications such as new doors <br />are proposed on the existing building. Construction will be consistent with existing building <br />materials. A new masonry dumpster enclosure will be installed behind the Mercedes building. <br />A small amount of green space will be removed to the east of Porsche for additional parking <br />spaces. The property owner is in the process of closing on the Fox Auto building to the east of <br />the Motorsports building and plans to extend the same wood fencing along the north property <br />line as exists along the rest of the boundary. She explained that the applicant would also like to <br />construct a dumpster in the northeast corner of the Fox Auto property, which would require a <br />variance for yard setback. She requested the Commission to consider a recommendation on the <br />variance to BZA. Denver Brooker of vocon was present on behalf of the owner. He reviewed the proposed <br />changes and indicated that they would be soon submitting a lot consolidation once they closed on <br />the Fox Auto property. Ms. Nader asked for clarification on the dumpster enclosures; they will <br />be constructed of masonry and approximately 7 feet tall. She requested that concrete curbing be <br />installed in areas of new pavement. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve the development plan, conditioned <br />upon the inclusion of perimeter concrete curbing and the submission of a lot consolidation, <br />which was approved unanimously. <br />Mr. Malone moved, seconded by Ms. Walker, to recommend the BZA approve the rear <br />yard setback variance for the dumpster enclosure in the northeast corner of the property, <br />which was approved unanimously. <br />ADJOURNMENT <br />With no further business the meeting adjourned at 7:34 p.m. <br />`?-----? <br />Greg Malo?e <br />Chair <br />Ki berly Wenger <br />Director of Planning & Development <br />'z- ZI I4 <br />Approved
