said no only display mattresses would be delivered to the store. Ms. Nader noted lighting hot <br />spots along the northern property line which would have to be adjusted to meet code. The <br />driveway onto Silverdale is warranted for traffic flow and internal safety entering and exiting the <br />site. Mr. Rerko said he favored the Silverdale exit, as Brookpark Road merges into Lorain in <br />front of the site and the proximity to the traffic light creates hazardous conditions for vehicles <br />leaving this site. <br />Ms. Nader moved, seconded by Mr. Rerko, to recommend City Council approve/grant the <br />Silverdale Road access driveway as shown on northwest property line, which passed 4-1, Mr. <br />Bohlmann voted no. • <br />Ms. Nader moved, seconded by Mr. Bohlmann, to recommend BZA grant the following <br />variances for CMS14-1459: Retail Development of 26324 Lorain Road: <br />1. A 7 ft. variance for parking within the 20 ft. front setback; code requires 20 ft., applicant <br />shows 13 ft.; Section 1139.07. <br />2. A 6 foot west side yard setback variance, code requires 10 ft., applicant shows 4', section <br />1139.07. <br />3. A loading zone space variance for required facilities loading zone; code requires 1, <br />applicant shows 0, Section 1161.13(e), 1161.13(d) size of space. <br />Motion passed 5-0. <br />Ms. Nader moved, seconded by Mr. Bohlmann, to approve the proposal for CMS14-1459: <br />Retail Development of 26324 Lorain Road with the following conditions: <br />1. Provide colors specified for all building materials including paint, glass, EIFS, Nichiha <br />panels and coping. . <br />2. Define fence composite material and provide speciications. <br />3. Do not enter sign shown at Silverdale. ' <br />4. Light poles are to be black. The photometric plan shall meet code requirements. <br />5. A site survey is to be submitted which identifies ownership of the existing Arby's fence. <br />6. The projecting curbed area defining the front parking row shall be removed. <br />7. Recessed rear enclosure shall have doors to ensure interior isn't visible using matching <br />dumpster material. <br />8. Match fence composite material for dumpster enclosure including gates. <br />9. Remove northwest rock bed and replace with laridscaping. <br />The motion is contingent upon Council amending the Declaration of Restrictions and the BZA <br />granting the requested variances. Motion passed 5-0. <br />COMMUNICATIONS <br />Master Plan Undate <br />What do YOU thinlc Worlcshop - July 31 recap; Homecoming Big Tent Event - August 22 <br />Ms. Wenger said the What Do YOU Think Workshop gathered good information and the consultant <br />has submitted their first draft of the meeting input. The master plan committee will have a presence <br />at homecoming from 7:00-9:00pm on August 22. The Art. Commission will be assisting with food, <br />games and music to entertain participants. In mid-October there will be a final community open
