coinmission requested the trash enclosure be vinyl, utilities ran underground, existing trench drain <br />near Lorain cleaned and repaired. <br />Mr. Waddell said the existing building will be modified as they are recladding to modernize the <br />building. The additions will stop at the outer edges of the existing columns. The northwest <br />landscaping will remain and be maintained. The monument signs are preexisting and will only be <br />refaced. Mr. Laver said the site has a lot of hard surface, so in lieu of pavers they believe grass will <br />soften the appearance of the pavement. There isn't much greenery and they would like to soften the <br />impact of the site. Mr. Waddell said the dumpster enclosure will be vinyl and match the new fence. <br />The trench drain and grease trap will be cleaned out and utilities ran underground. All car wash <br />equipment will be inside the building and existing light poles will remain. No site lighting would be <br />changed. Ms. Wenger aslced if the old vacuums and mat racks would be removed and Mr. Waddell <br />said yes. Mr. Waddell said the west fence will be 6 feet high and run from the northwest corner of <br />the building, heading north to the pavement along the corner turn, then reduced to a four foot height <br />as it continues west, noting grass would be installed along the west side of the lot. Mr. Bohlrnann <br />said all utilities should be run under ground, existing vacuums and raclcs removed and the dumpster <br />enclosure vinyl including the doors. He asked about the intention for landscaping along fl1e east and <br />rear property line and if the dilapidated railing would be removed. Mr. Waddell said existing trees <br />would remain but any scrub would be removed. Mr. Bohlmann said there were miscellaneous <br />concrete repairs needed throughout the site and Mr. Waddell said concrete needing repairs would be <br />addressed. Mr. Schtunann aslced if commissioners felt brick pavers should be installed and Mr. <br />Bohlmann said the bricl< paving plan was designed to overcome the effects of winter plowing and <br />salting which is not conducive to grass, therefore he prefers the pavers. Cotnmissioners agreed. <br />Mr. Schumann moved, seconded by Mr. Rerko, to approve the proposa1 for CMS14-1096: <br />Cleveland Auto Wash of 27100 Lorain Road with the following conditions: <br />1. New dumpster enclosure fencing will be almond colored vinyl including doors. <br />2. All utilities are to be run underground. <br />3. Existing vacuum bases and mat racks are to be removed. <br />4. Tree 11wn pavers are to be installed. <br />5. The landscaping along northern property line is to be cleaned and enhanced. <br />6. Trench drain will be cleaned out and inspected. <br />7. All engineering requirements are to be met. <br />8. There are no changes to site lighting. <br />Motion passed 4-0. <br />Mr. Schumal-ui said the two car wash pay stations along the back of the building create the variance <br />for two additional ground signs and total square footage of signage on a lot. As they are required for <br />the operation of the car wash the corrunission recommends BZA grant the required sign variances <br />needed. The coinrnission also recommends the area variances as they are needed for the <br />eiiliancement of the building. <br />Mr. Schuflnann moved, seconded by Mr. Bohlmann to recommend BZA grant CMS14-1096: <br />Cleveland Auto Wash of 27100 Lorain Road the following variances: <br />1. A variance for 2 additional ground signs. <br />2. 31.41 square foot variances for total sign face area. <br />2
