design, sizes, colors and materials with the commission. Ms. Wenger cautioned the commission
to only address material type and colors being used. Mr. Dubelko said he shared the staffs
concerns as he is not in favor of breaking up the proposal to discuss bits and pieces. No matter
how hard or carefully the commission tries to address things the plans will be impacted by the
BZBA outcome therefore the matter should be tabled and return once the applicant has
completed his business with BZBA. A brief discussion ensued regarding the commission
addressing parts of the project or just tabling the matter. Mr. Morse felt the commission could
discuss colors, materials, and architectural styles which may not be relevant to size or placement
of the structure. Mr. Limpert said he was open to hearing what the applicant has to say without
giving any feedback.
Mr. Accordino said he's been working with a builder who makes metal structures which are
called pole barns or pole buildings. They have their own individual footers in lieu of having a
typical foundation or slab. However he will install a concrete floor for his use but it will be the
last thing installed. The style of structure he's chosen has a gambrel roof which correlates with
the home which was once a barn. There is a gambrel style shed already at the back of the
property which will be behind and in line with this structure. There will be windows on all sides
of the building. The garage door style chosen is a coach door style but will be working overhead
garage doors. He is at the point with the builder to receive detailed plans he has to pay thousands
of dollars for them and prior to purchasing plans he would like approvals. The building will be a
4 car garage double stacked with additional work space. He passed out color and material
sample pamphlets and photos of different style pole barns which he indicated would not be what
he will be building only samples. The 56' depth is for his cars and recreational vehicles, and the
building will be offset 25' from the back of the house. The west side of the garage would be in
line with the current west side of the driveway which ends at the location of the previous garage.
He believes setting the garage further back on the property would scale down the actual size of
the building and wouldn't be as visible from the street. He believes his home is setback 186'
from the street to the front of the house. Once the building is erected he would continue the
driveway to the structure. The colors chosen are those which closest match the house and its
trim. He understands he requires variances and doesn't expect a COA today and is willing to
return once the other steps are completed.
Mr. Morse said the only color shown on the samples which really wouldn't work in the historic
theme is the color black. Mr. Schumann asked the colors of the walls, roof and trim. Mr.
Accordino said the walls would be light gray and the trim would be red cardinal to match the
color of the home as closely as they can, however they will not be identical matches. Mr. Morse
asked if the exterior walls would be textured and Mr. Accordino said the walls would be stamped
to have a three dimensional ridges.
Mr. Schumann moved, seconded by Mr. Dubellco, to table CMS15-4974: Paul Accordino of
25747 Butternut Ridge Road until the applicant receives a ruling from BZBA and detailed
plans can be submitted, motion passed 7-0.
COMMUNICATION
