PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES FOR OCTOBER 28, 2015 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:00 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Julie Nader, Paul Schumann, Thomas Patton, David Anderson <br />Absent: Don Rerko, Ralph Bohlmann <br />Staff: Planning & Development Director Kimberly Wenger, Assistant Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Anderson, to approve the Planning & Design <br />Commission minutes of September 23, 2015, motion passed 5-0. <br />NEW BUSINESS <br />15-4501 Savers; 26350 Brookpark Road <br />Representatives: developer Ryan Conrad and architect Roberto Pinedo <br />Ms. Wenger said two tenants are proposed for the building. The building will be modified by <br />removing all red mansard canopies from the structure. Two light colors of HardiePlank cement <br />board will replace the canopy and be capped with metal coping. The existing entrance area will <br />be restyled for Savers while a second entrance area will be added to the south using an aluminum <br />storefront system and brown fabric awnings. Brown will be used as an accent color for column <br />bases and the area around Savers entrance. A new double door is shown to the north of the main <br />entrance to accommodate donation deliveries. Landscaping will be replaced around the building <br />and at the islands that frame the south end of the parking lot. Other parking lot islands were <br />improved as part of the Verizon approval. The proposed plantings along the development's south <br />boundary are located on DDR property. The applicant should provide evidence of approval by <br />DDR for the plantings and include a statement of who will be responsible for maintaining the <br />landscaping. <br />Resurfacing the parking lot was previously required as part of the Verizon building approval and <br />new pavement markings are shown in the vicinity of the donation center. Although no new <br />parking lot lighting is shown clarification is needed as to whether or not there will be new <br />building lights. If there are any wall packs or decorative lighting, cut sheets of the fixtures are <br />required. The owner has removed all consideration of signage from the proposal at this time. <br />Because Planning & Design Commission review of signage is important to the changes proposed <br />at the site, staff has required the applicant to return to the Commission for review and <br />recommendation on signage before proceeding to the BZA. The sign package will appear before <br />the commission in December and BZA in January. A sign package was submitted by the sign <br />contractor which shows a green canopy element which was removed during staff review
