She asked if the sign package addressed signage only or both signage and additional <br />architectural features. <br />Mr. Conrad said the green canopy shown in the sign package will be addressed by the tenant if they <br />choose to seek approval for it, as it's not included in the building design package. They will <br />maintain the landscaping along the east and west islands, and the landscape beds which borders the <br />entire parking lot along Brookpark Road and Great Northern Blvd. Although there is no fortnal <br />documentation at this time, they will provide landscape clarification. Their building proposal does <br />not include building lighting, if tenants choose to install their own decorative lighting they are <br />required to seek approval separately. <br />Mr. Malone asked if Mr. Rerko submitted any comments and Ms. Wenger said he noted the sample <br />material board represented the actual colors better and would complement the Verizon color palette. <br />Mr. Malone said page L1 notes that all landscaping along the entire north side of the dock is to be <br />removed and asked what landscaping would be installed in its place. Mr. Conrad said a11 new <br />landscaping of the same varieties previously approved would be installed. Mr. Malone said the three <br />islands in the parking lot are in poor condition and the trees removed. He asked if the islands would <br />be addressed under Verizon's development plan and Mr. Conrad said it would. <br />Mr. Schumann asked where the donation center would be located and Mr. Conrad said it would be <br />located at the northeast corner of the building and will have double doors similar to those at <br />Goodwill. Mr. Schumann asked if there would be any donations outdoors during and or after <br />business hours and Mr. Conrad said no. Mr. Malone asked what would become of the existing <br />loading dock. Mr. Conrad said the existing loading dock will be used as they do have large <br />donations and large delivery trucks are used to take the donated items to other facilities. Mr. <br />Schumann asked what type of inerchandise is sold and Mr. Conrad said clothing, furniture, <br />household items and new merchandise. <br />Ms. Nader noted the color elevations didn't accurately reflect the existing colors or the material <br />board. Mr. Conrad said the brick will be painted to match the awning color. Ms. Nader asked if the <br />soffit at the main entrance would be replaced and Mr. Conrad said it would be repaired. Ms. Nader <br />asked if the dock material would be replaced as it was in poor condition as well. Mr. Pinedo said the <br />only thing which would be kept is the dock door itself and the levelers, everything else will be <br />replaced. Ms. Nader said the sidewalk at the southeast corner of the building and ADA ramp need to <br />be replaced as well. Mr. Conrad said if it's not shown on the plans they will make the repairs needed <br />and noted that the building would be power washed and cleaned. Ms. Nader asked if the west <br />planting beds would continue to have river rock in them. Mr. Conrad said they would continue to <br />use river rock and new landscaping would we installed. <br />Mr. Malone move, seconded by Ms. Nader to approve 15-4501 Savers of 26350 Brookpark <br />Road with the following conditions: <br />1. Applicant is to provide documentation stating who is responsible for installing and <br />maintaining all landscaping. <br />2. The buildings southeast corner sidewalk is to be repaired. <br />3. The loading dock equipment is to be replaced. <br />Motion passed 5-0. <br />2
