PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF AUGUST 12, 2015 <br />ROLL CALL <br />Chairman Malone called the meeting to order at 7:00 p.m. in Council Chambers and led the <br />Pledge of Allegiance. <br />Present: Greg Malone, Paul Schumann, Don Rerko, David Anderson, Julie Nader, Ralph <br />Bohlmann, Thomas Patton <br />Staff: Planning & Development Director Kimberly Wenger, Assist Law Director Bryan <br />O'Malley, City Engineer Pietro DiFranco, Clerk of Council Marie Gallo <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Mr. Schumann to approve the Planning & Design <br />Commission minutes of June 24, 2015, which passed 4-0. Ms. Nader, Mr. Bohlmann and <br />Mr. Patton abstained. <br />NEW BUSINESS <br />14-2222 Sunoco Gas Station; 28925 Lorain Road <br />Representatives: owner Tony Bougebrayel, architect Steve Schill, engineer Dino Lustri <br />Ms. Wenger said the project consists of building modifications and site improvements to the <br />Sunoco station at Lorain and Stearns Road. The property is zoned General Retail Business and <br />both the lot and building are non-conforming. This proposal is similar to the previously reviewed <br />2008 Clark station but doesn't include a new pump island. The existing building will be enlarged <br />from just over 400 sq. ft. to almost 1,300 sq. ft. The addition will accommodate convenience <br />sales and eliminate some vending machines and merchandise currently outdoors. The building <br />addition will be brick and glass with a band of EIFS around the top. <br />Two masonry enclosures are shown on the west side of the building, one to contain the dumpster <br />and the other to house propane containers and an ice cooler. An air dispenser has also been added <br />near the dumpster enclosure. Although four parking spaces are provided, one blocks access to the <br />dumpster. The proposed parking area causes a reconfiguration of green space on the site. <br />Landscaping is shown along the rear of the property and will also provide a boundary between <br />the westernmost parking space and the neighboring parking field. Sunoco has a cross access <br />easement in place with the owner of the Stearns plaza. All new paving is shown as well as <br />poured in place concrete curbs and sidewalk to the store entrance. A new light is shown however <br />no details pole, cut sheets or photometric plans were submitted. Requested variances were <br />reviewed as well as a special permit to add to a non-conforming building. <br />Mr. Schill said the owner purchased the business in 2012 and would like to expand his <br />convenience store sales; however the lot is very small which makes it difficult to expand.
