Mr. Rerko asked if the masonry enclosures <br />would have solid wooden gates and Mr. Schill said the gates would be chain-link with wooden <br />fronts. Mr. Rerko questioned the northeastern corner of the property and Mr. Lustri said the area <br />is tied to a larger island belonging to the shopping plaza and could not be altered. It is not their <br />intent to alter the configuration or grading of the lot outside the southern area. Mr. Rerko asked if <br />the eastern guardrail would remain or be removed and Mr. Lustri said they didn't own the <br />guardrail. Mr. Rerko suggested seeking approval to remove the guardrail and install continuous <br />curbing to eliminate traffic cut through which the applicants agreed to do. <br />Mr. Schill said mechanical equipment will be screened on the rooftop and utilities will be run <br />underground. Mr. Malone asked about irrigation and Mr. Schill said irrigation will be provided <br />and the light pole base will meet code. Mr. Lustri said the shed and other items along the eastern <br />area would be removed. Mr. Malone asked that the rear area have English Ivy instead of grass to <br />eliminate maintenance issues. Mr. Bohlmann asked about curbing and drainage and Mr. Lustri <br />said the south area could not be curbed as the surrounding area drains to that location. Mr. Lustri <br />said they would contact neighboring owners regarding the guardrail and fencing. Mr. Malone <br />noted the applicant withdraw the variances for irrigation and the height of light pole base. <br />Mr. Malone moved, seconded by Mr. Rerko, to recommend BZA grant a special permit <br />to add to a non-conforming building and the amended variances requested for 14-2222 <br />Sunoco Gas Station of 28925 Lorain Road. The commission's recommendations are <br />based on the size of the lot and the need for the improvements, motion passed 7-0. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve 14-2222 Sunoco Gas Station of <br />28925 Lorain Road with the following conditions: <br />1. A photometric plan is to be submitted for zoning compliance. <br />2. Applicant will contact abutting owners regarding removal of the existing guardrail <br />and encroaching fencing. <br />3. All landscaping will be irrigated and English Ivy will be planted along the entire <br />southern slope. <br />Motion passed 7-0. <br />15-3645 Exit 2; 6770 Industrial Parkwav <br />Representative: Dale Schmidt <br />Ms. Wenger said the proposal consists of expanding the Exit 2 Storage business onto the <br />neighboring property he now owns. The CrossFit business located on the newly acquired lot will <br />be maintained. The applicant is leaving open the possibility of future development on the parcel <br />therefore the lots will not be consolidated. The Crossfit property will be improved with a storage <br />canopy and pavement, along with a connecting driveway between the two properties. A cross <br />access agreement is required to be submitted. All access to the storage facility will go through <br />the Exit 2 property. However emergency gates are provided on the Crossfit property, following <br />the fire departments recommendations. The proposed canopy will be partly enclosed and partly <br />open, and will be constructed in color and material to match the existing Exit 2. However the <br />front of the canopy facing Industrial Parkway, will match the Crossfit building, so that it looks <br />2
