i-- _ -k <br />Mr. Malone said the northeast landscape which abuts the CVS store is to have daylilies and low <br />juniper to match the neighboring site. The northwest landscape bed is to have daylilies in front of <br />the Japanese holly. Pat Hudson said she owned the chainlink fence along her property and would <br />prefer it stay as it deters pedestrians from cutting through her yard. She's concerned that the <br />proposed trees will root under her driveway and create issues. Mr. Malone asked if the asphalt <br />would be removed under the landscaped areas and Mr. Suhayda said there would be no asphalt <br />under any of the landscaping. Mr. Malone said the little linden trees are appropriate for the area <br />as their roots will grow straight down. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve CMS15-3206 Tina Nail Spa of <br />27753 Lorain Rd their proposal which consists of building modifications and site <br />improvements with the following conditions: <br />1. The planter bed in the northeast corner is to have daylilies and low growing juniper. <br />2. The northwest planter bed is to have daylilies in front of the Japanese holly. <br />Motion passed 4-0. <br />CMS15-3207 Blakeslee Office Bldg: 29515 Lorain Road <br />Representatives: Jim Orr of Dover Home Remodelers, Mark Blakeslee <br />Ms. Wenger said the proposal is to demolish the existing building and construct a new 1,840 <br />square foot commercial building for Blakeslee Equipment Company with parking, and site <br />improvements. The site is zoned General Retail Business and the new building will meet zoning <br />code requirements. The building will be faced with vinyl shake siding; accents of cultured stone <br />and brick. The roof will be a combination of standing seam metal and dimensional shingles. <br />Material and color specifications have been provided but are not identified on the plans. <br />Some tree removal is required but several large trees in the front setback as well as a row of <br />pines along the east property line will be preserved. Landscaping is shown around the building, <br />the guest parking area and ground sign ancl includes irrigation. Parking is sufficient for the office <br />use, which anticipates very low traffic volume. The parking lot is defined by concrete curbing <br />except in the area which provides drainage to the rear infiltration trench. The driveway will be <br />relocated and aligned for better access. There is an area for trash cans shown as fenced and gated <br />which will temporarily house cans until trash is collected however details of the enclosure <br />material proposed for the fence and gate are required. Signage consists of one ground sign with a <br />stone base to match the building and will be placed to be zoning compliant. Lighting will be <br />provided by one pole light at the rear parking area and two wall lights on the building. <br />Decorative lights will illuminate the ground sign. The photometric plan needs to be carried out to <br />the property line to determine zoning compliance and all utilities are required to be run <br />underground. While the parking lot area of the office building abuts property which is zoned B <br />One Family Residence, there are no residential structures in the vicinity. <br />Mr. Russell said the proposed pole light shown requires a 30 inch base or a variance is required. <br />The site plan S-1 and the electrical plan E-1 show two different driveway layouts. He asked <br />which was correct. Mr. DiFranco said an infiltration trench was added for stormwater and there <br />will only be one curb cut onto Lorain. <br />2
