?- _ ? <br />Mr. Orr said the existing building will be demolished and a new 1,840 sq. ft. office building <br />built. He reviewed the building materials to be used on the building and said 51-1 shows the <br />correct driveway to be installed and the light pole will have a 30 inch base. Some of the existing <br />pine trees along the east property line are in poor condition and a few may need to be removed. <br />He met with the neighboring office owner and reviewed which pines would be removed and <br />assured him those that remain will be properly pruned and cared for. Landscaping will be <br />irrigated and sufficient parking spaces are provided. <br />Mr. Rerko asked why the parking area couldn't be moved to the back of the building and Mr. Orr <br />said to be ADA compliant parking will remain in front of the building and noted landscaping was <br />added to buffer the view of the area. Mr. Malone said the landscape plan is improved and he has <br />no objections to pine trees being removed which seem to be in poor condition. Ms. Wenger said <br />an agreement letter was submitted pertaining to an arrangement with Dover Builders for trash <br />pickup however if for any reason in the future that agreement is not in place the applicant will <br />need to return to address how they will remove their garbage from the site. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve CMS15-3207 Blakeslee Office <br />Bldg. of 29515 Lorain Rd which consists of demoing existing structure, building a new <br />office building and site improvements with the following conditions: <br />1. The curti cut will be as shown on SL-1. <br />2. Any pine trees in poor condition are to be removed and remaining trees pruned. <br />3. The light pole will have a 30 inch base in accordance to code. <br />4. The trash screeriing material is to match the building. <br />5. Removal of trash/garbage will be handled in accordance to the agreement letter with <br />Dover Builders. Any future change to the agreement will require administrative <br />approval. <br />Motion passed 4-0. <br />CMS15-3560 McDonald's: 27322 Lorain Road <br />Representative: Jim Ptacek of Larsen Architects <br />Ms. Wenger said the project involves the reconfiguration of the existing drive through which was <br />originally approved by City Council on June 18, 2013. However, with project delays, a one year <br />extension was granted until June 18, 2015. As the property transfer is not yet complete, the <br />applicant has returned to seek re-approval. The applicant has submitted the same plans which <br />were originally approved by the Planning & Design Commission and City Council. Because the <br />project involves changes to two properties, applications were submitted for the McDonald's <br />parcel as well as the Water Tower Square property. Mr. Malone asked if the commission should <br />address the project again prior to the required land be acquired. Ms. Wenger said both property <br />owners have signed off on the application and no permits can be issued prior to the applicant <br />providing documentation they are in control of the property in question. Mr. Russell said the list <br />of variances provided are the same as those required and granted in June 2013. <br />Mr. Ptacek said since the project came before the city in 2013 the owner has been trying to <br />acquire the land needed to complete the drive through expansion.
