Mr. Bohlmann said all fencing <br />should be 6 foot tan/beige vinyl along the west and north property lines, stepping down to 4 foot <br />along the retaining wall. Mr. Rerko asked if all vehicle deliveries would be made on/within the <br />lot and Mr. Copley said yes and he would make it clear to operations there is to be no loading or <br />unloading vehicles on Lorain Road. <br />In regards to storm water storage, Mr. Copley said there will• be two pervious paver areas which <br />will allow water to penetrate underground and collect in a perforated pipe which is connected to <br />the storm water management system. Mr. Malone said he would like the northern evergreens to <br />be Thuja Plicata, green giant or Norway spruce. Thuja Plicata or green giant can be planted 10 <br />feet on center for spacing and Norway spruce plant 15 feet on center. He asked if the three <br />existing trees along Lorain would be replaced and Mr. Copley said additional Callery pear trees <br />are being added. Mr. Malone agreed three curb cuts are not warranted but would support a curb <br />cut along Ranchview as long as it is an exit right turn only. He asked about the irrigation plan <br />and Mr. Copley said the areas adjacent to the building, sides, front of the building and hydrant <br />island will be irrigated and the remaining greenery will be watered naturally. Mr. Malone said he <br />is concerned for the parking lot islands which will not survive if not irrigated. Ms. Nader said the <br />far northwest fenced area needs a gate to ensure the area between the fences can be maintained. <br />Mr. Copley said once they install their fence the abutting neighbors may remove their fence. Ms. <br />Nader asked why the fence stops at the southwest corner of the last resident's lot, the fence <br />should continue to provide buffering, stepping the fence down east of the home's front setback to <br />3 or 4 feet high. <br />Commissioners were not in favor of seven wall signs and suggested removal of the three service <br />signs. Mr. Malone didn't object to the front setback variance as greenspace was added and <br />vehicles moved further back. He asked about the display pads. Mr. Copley said there will be two <br />vehicles displayed along the front landscaping bed and two along the front of the building on the <br />patio. They have moved the vehicle displays back from Lorain and limited parking in front of the <br />building to customers only. Mr. Malone asked which curb cut would be 30 feet wide and Mr. <br />Copley said if the third curb cut is removed they would have two curb cuts along Lorain 30 feet <br />wide and have an egress point along Ranchview. Mr. Malone read the property owner's letter <br />which requested a privacy fence along the west property line to buffer vehicle headlights and <br />provide safety along the retaining wall. <br />Mr. Malone moved, seconded by Ms. Nader, to recommend BZA grant CMS15-2762 <br />Ganley Honda of 25870 Lorain Road the required variances with the exception of the <br />three service signs, reducing wall signs to 4, which passed 7-0. The corrunission's <br />recommendations are based on the new development plan which will aesthetically enhance the <br />area and improve storm water management. <br />Mr. Malone moved, seconded by Mr. Bohlmann, to approve the proposal for CMS15- <br />2762 Ganley Honda of 25870 Lorain Road which consists of dealership renovations <br />involving building demolition, building expansion and site improvements with the <br />following conditions: <br />1. All stormwater design is to meet City Engineering requirements.
