_ 'k <br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTEI3 <br />MINUTES OF FEBRUEIRY 2, 2015 <br />ROLL CALL <br />Ms. Rudolph called the meeting to order at 7:03 p.m. in Council Chambers and led the Pledge of <br />Allegiance. <br />Present: Jennifer Rudolph, Michael Raig, Bob Papotto, Laura Bellido, Eric Allain <br />Staff: Law Director Michael Gareau JR., Assistant Building Commissioner Daniel <br />Russell, Clerk of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Raig moved, seconded by Ms. Bellido, to approve the minutes of January 5, 2015, <br />which passed 5-0. <br />Mr. Allain moved, seconded by Ms. Rudolph, to adopt the Law Department's findings as <br />amended and incorporate them into the January 5, 2015 minutes, which passed 5-0. <br />RESIDENTIAL APPEALS AND REQUEST <br />APP15-2640: Ryan Kinley; 30940 Lorain Road: <br />Proposal consists of a garage: <br />1. An 1194 sq. ft, variance for a detached garage; code permits 750 sq. ft., applicant shows 1944 <br />sq. ft., Section 1135.02(c)(a). <br />Ms. Rudolph moved, seconded by Mr. Allain, to reschedule APP15-2640: g2yan Kinley of <br />30940 Lorain Road to March 2, 2015, which passed 5-0. <br />COMMERCIAL APPEALS ANI) REQUESTS <br />APP15-2564: Verizon I3uildinIZ; PP# 235-27-008 Brookpark <br />The proposal consists of a new Verizon Building and the following variances are requested: <br />l. A 5,579 sq. ft. variance for lot coverage; code permits 39,110.75, applicant shows 44,690, <br />Section 1139.05. <br />2. A 17.77 ft. variance for front yard setback; code requires 75 ft., applicant shows 57.23 ft., <br />Section 1139.07. <br />3. A variance for not providing a loading facility; code requires 1 loading facility, applicant <br />shows none, Section 1139.08( fl. <br />The oath was administered to Ryan Conrad with Eden Coip Capital LLC. Mr. Conrad said the <br />new building will be located on the former Remington lot. The building will be a 5,000 square <br />foot Verizon wireless freestanding store. Lot coverage allowed by code is 25% and the current <br />coverage is 28% without the building. The proposed lot coverage is consistent with abutting lots <br />along Broolcparlc Road. The front setbaclc variance is due to aligning the building with abutting
