- W <br />buildings to ensure the new and existing buildings are not visually bloclced. The setback is also <br />affected by a cross access easement which runs along the northern side of the property. Code <br />requires a loading zone for all commercial buildings; however Verizon's deliveries are minimal. <br />Vans or small box trucks are used for deliveries and all deliveries are to the northeast rear man <br />door. Mr. Russell said he had no objections to the request. Ms. Rudolph aslced why such a large <br />building is needed. Mr. Coruad said Verizon's standard free standing stores are 5,000 square <br />feet. Ms. Rudolph said the building appeared to be closer to Brookpark than the abutting <br />buildings. Mr. Conrad said the northern side of the former Reinington building has a loading <br />doclc and trash compactor that is walled, which is what their building is aligned with. Mr. Allain <br />questioned the requirements for a loading dock and Mr. Russell said a loading doclc is a area for <br />deliveries often made with very large vehicles. The proposed use typically has deliveries by way <br />of vans or small box truclcs as noted. Mr. Allain asked how often deliveries are made and Mr. <br />Conrad said deliveries aie typically every two weeks. Mr. Raig aslced if there was a mall <br />association which reviews the overall development of all the lots and Mr. Coruad said their <br />parcel is within the DDR center and there are multiple agreements between the owners. Mr. <br />Raig said the building conforms to neighboring buildings and the use is such a loading dock is <br />not warranted. Mr. Allain said building placeinent looks to be fluent along Broolcparlc to ensure <br />proper visibility of all the buildings. <br />Mr. Allain moved, seconded by Ms. Rudolph, to grant APP15-2564: Verizon Building; PP# <br />235-27-008 Broolcpark the following variances: <br />1. A 5,579 sq. ft. variaaace for lot coverage; code permits 39,110.75, applicant shows 44,690, <br />Section 1139.05. <br />2. A 17.77 ft. variance for front yard.setback; code requires 75 ft., applicant shows 57.23 <br />ft., Section 1139.07. <br />3. A variance for not providing a loading facility; code requires 1 loading facility, applicant <br />shows none, Section 1139.08(f). Motion passed, 5-0. <br />APP15-2619: Fullsterkur Athletics; 6770 Industrial Parkway: <br />Proposal consists of a Fullsterlair Athletics and the proposed use is not a permitted in Limited <br />Industr.y, Section 1145.03. A use variance is requested. <br />The oath was administered to Martin Shea Fullsterkur Athletics owner. Mr. Shea said the <br />location they would like to use is in the limited industry area. The type of service they provide is <br />in between commercial and industrial as they not only sale equipment they also manufacture <br />their products. Their business fills the needs for large man equipment. In 2013 he was granted a <br />use permit for a different location in the industrial district however the site never became <br />available. In addition to making and selling their equipment they also have training classes at the <br />facility. Mr. Russell said he had no objections. Mr. Papotto said the sports complex abuts the <br />site and hours of operation would fit the area. Board members had no objections. <br />1VIr. Raig moved, seconded by Ms. Bellido, to grant a use variance to APP15-2619: <br />Fullsterkur Athletics of 6770 Industrial Parkway for the proposed use in Limited Industry, <br />Section 1145.03, which passed 5-0. <br />2
