was taken following the inspectors directions. Mr. Gareau advised that the board did not regulate
what takes place in accessory structures as that would be governed by other provisions of the
codes. Mr. Allain said the size of the shed is very large for the size of the lot. The height is not
an issue but the size is excessive.
Mr. Raig moved, seconded by Ms. Rudolph, to grant 15-3517: Craig Riedel of 5352 Willet
Circle the following variances:
1. A 72 sq. ft. variance for a 12 x 16 shed; code permits 120 sq. ft., applicant shows 192 sq.
ft., Section 1135.02(d).
2. A 5 in. variance for shed height; code permits 9 ft., applicant shows 9 ft. 5 in., Section
1135.02(d).
Motion passed 4-1, Mr. Allain voted no.
15-3778: Robert & Lisa Klabunde; 29726 Vita Lane
Proposal consists of a privacy fence. The following variances are requested:
1. A variance for a 6 ft. high fence installed in the neighbor's 50 ft. front yard setback on a
corner lot; code does not allow, applicant shows fence; Section 1135.02(f)(1) &(2).
2. A 42" variance for fence height installed in the neighbor's 50 ft. front yard setback on a corner
lot; code allows 30", applicant shows 72", Section 1135.02(f)(2).
3. A variance for a fence less than 50% open in the neighbor's 50 ft. front yard setback on a
corner lot; code requires 50% open, applicant shows a solid white vinyl fence, Section
1135.02(f)(1) & (2).
The oath was administered to Robert Klabunde, and neighbors Kevin Garland and Hugh
Brennan. Mr. Klabunde said he would like to fence in his yard as they wish to install a hot tub or
pool and the fence is needed for both privacy and security. They would like to install a white 6
foot vinyl privacy fence. If the fence is installed to code it would require the fence be placed
down the center of their yard. The placement of the fence will not impede vehicular or pedestrian
views. Mr. Garland and Mr. Brennan both supported their neighbor's request. Mr. Allain said
corner lots are more restrictive and commonly before the board. He appreciates that the owner
has taken into consideration his neighbors' ability to enter and exit their driveway by placing the
fence in away from the sidewalk. Ms. Bellido said corner lots have no privacy and have no
choice but to seek a variance to install a fence. Ms. Rudolph said she had no objections to a 6
foot fence but would prefer a shadow box style fence, like those elsewhere in the development.
Ms. Rudolph moved, seconded by Mr. Allain, to grant 15-3778: Robert & Lisa Klabunde of
29726 Vita Lane the following variances:
1. A variance for a 6 ft. high fence installed in the neighbor's 50 ft. front yard setback on a
corner lot; code does not allow, applicant shows fence; Section 1135.02(f)(1) &(2).
2.
