1 ' (?i
2. A 1 foot 6 inch variance for shed height; code permits 9 ft., applicant shows 10 ft. 6 in.,
Section 1135.02(d)(1).
The oath was administered to Michael Edel. He said he would like to have a larger shed for
storage. The style of the shed would be a barn style which has a slightly greater height so items
can be stored in the rafters. Ms. Rudolph noted the size of the shed was large for the size of the
lot and asked if thought was given to install a smaller shed. Mr. Edel said in their previous home
they had a smaller shed which wasn't enough to hold all their seasonal items. Ms. Rudolph felt
the size of the shed would adversely impact the neighborhood. Mr. Papotto said although the size
of the shed is large, the way it is being placed on the property means it will not be very visible.
Mr. Allain felt the size of the lot didn't warrant the size of the shed being requested. Ms. Bellido
felt the shed was too large for the lot and would adversely impact the neighborhood.
Mr. Papotto moved, seconded by Mr. Raig, to grant 15-4270: Michael & Danielle Edel of
27373 Linwood Circle the following variances for a shed:
1. A 72 sq. ft. variance for a shed; code permits 120 sq. ft., applicant shows 192 sq. ft.,
Section 1135.02(d)(1).
2. A 1 foot 6 inch variance for shed height; code permits 9 ft., applicant shows 10 ft. 6 in.,
Section 1135.02(d)(1).
Roll call: Papotto, Raig - yes; Rudolph, Bellido, Allain - no. Motion failed 2-3.
15-4271: James Hunt; 23114 Mastick Rd.
Proposal consists of a fence on a corner lot. The following variances are requested:
1. A 42 incli variance for the height of a fence in a front yard setback of a corner lot; coed
requires 30", applicant shows 72", section 1135.02(f)(2).
2. A variance for a.solid vinyl fence in the neighbor's front yard setback on a corner lot; code
requires 50% open applicant shows a solid fence, section 1135.02(f)(1)(2).
3. A variance for a 6 foot high solid fence installed on a corner lot within the required front
building setback of the abutting lot; code doesn't allow, applicant shows a 6' high solid fence,
section 1135.02(fl(1)(2).
The oath was administered to James Hunt. He said he would like to have a 6 ft tall vinyl fence
with a lattice accent across the top. The fence is needed for privacy as his home is at the corner
of Clague and Mastick Road. He has dogs which need to be fenced in as well. The fence will be
a two tone color, the trim and posts will be a light tan and the main slats will be a slightly darker
tan. His family would like to enjoy their backyard without being fully exposed to Clague and
Mastick Road traffic. Mr. Allain asked if the decorative lattice was within the 6 foot height and
Mr. Hunt said yes. Board members had no objections due to the high volume of traffic along
Clague Road and the home having no outdoor privacy. Ms. Rudolph asked how far off the
property line the fence would be and Mr. Hunt said the fence would be a minimum of 4 feet off
the property line. Mr. Allain said this is truly a time when a variance for a fence is warranted as
the home is exposed to traffic at all times.
Mr. Raig moved, seconded by Mr. Allain, to grant 15-4271: James Hunt of 23114 Mastick
Road the following variances:
2
