A 55 foot variance for front yard setback for vehicle display, code requires 75', applicant
shows 20', section 1139.07.
The oath was administered to Robert Morris, Kurt Hanson and neighbor Henry Gabriel. Mr.
Hanson reviewed the project which consists of demolishing the existing buildings to expand
vehicle storage. The site will be paved, landscaped and lighting added for security. Two
variances are required, one for rear yard parking and one for display in the front building
setback. Ms. Rudolph asked if the rear driveway was needed for moving vehicles to and from the
main lot and Mr. Hanson said yes.
Mr. Gabriel said he was present to raise the issue of the dealership using the cars alarms and
horns as a way to locate cars. He said if the rear variance is granted, their homes will have even
more cars in a closer proximity. If the practice of using the cars alarm or horn to find cars is
continued to be allowed the noise issue is only going io get worse. There is technology available
that can be used to locate cars without noise. The required setbacks are in place to minimize the
adverse impact a commercial site can have on a residential neighborhood therefore the horn
method should be forbidden. Mr. Gareau said that BZA doesn't have the jurisdiction to address
the sound concern and the board is counseled to refrain from granting conditional variances. The
best method to address the noise issue is through City Council.
Mr. Raig moved, seconded by Mr. Raig, to grant 15-4095; lYIorris Cadillac of 26130 Lorain
Road the following variances:
1.
