The following variances are requested: <br />1. A 135 sq. ft. variance for new shed; code permits 120 sq. ft., applicant shows 255 sq. ft., <br />Section 1135.02(d)(1). <br />2. An 3 ft. variance for shed height, code permits 9 ft., applicant shows 12 ft., <br />Section 1135.02(d)(1). <br />The oath was administered to homeowner Petru Bataran, Son Chris Bataran, Eugene Barou and <br />neighbor Dan Barret. Chris Bataran said the existing shed was old and needed to be replaced. <br />Chris Batyaran submitted a new plan and said the size of the shed being requested was <br />decreased. The size of the shed will be 15'x13' instead of 17'x15'. The new shed will be in the <br />same location the previous shed was but the size of the new shed is slightly larger to store yard <br />tools, seasonal furniture, an ATV, power washer and other equipment. Once the storage shed is <br />finished they will have the ability to park their vehicles in the garage. His neighbors have no <br />objections to the variances required, which is shown on the letter submitted. Nor will the new <br />shed adversely affect the neighborhood. The foundation which was installed will be slightly <br />larger than the shed to allow a small seating area. Mr. Bataran said he asked his son to speak for <br />him as his English is limited. They would like a new shed so they can store their outdoor items. <br />Mr. Barret said his neighbor didn't ask his opinion of the shed. He called the city when he saw <br />the old shed was removed and a new foundation was installed that looked to have been moved <br />right up to the rear property line. He believes the size of the shed is excessive and a 12' height <br />would adversely impact him. Chris Bataran said the shed will be smaller than first submitted and <br />the height will only be 10' tall from the base of the shed to the peak of the roof. The foundation <br />which he replaced was due to animals digging under the foundation of the previous shed. Mr. <br />Russell said he had no abjections to the newly proposed 15'x13' shed. The applicant will now <br />require a 75 sq. ft. variance for the size of the shed, code permits 120 sq. ft. and 195 sq. ft. is <br />shown on the new plan. Depending on how the height is being measured the applicants may not <br />require the height variance. To address the neighbors concern about the placement of the shed, <br />the plans show that the shed will be placed 10' off the rear property line and 20' from the <br />northern side yard lot line and 25' from the southern side yard line which is within code.
