He asked that a plant key be included in the <br />final drawings. Ms. Nader believed the signage is proportional to the master plan. Mr. Malone <br />asked what type of tenant they foresee coming in. Mr. Gibbon stated that the goal of the tenants <br />would be to serve the offices there. Mr. Malone believed the amount of signage is justified based <br />on their location by the mall and how many businesses would be going in, Mr. Schumann, Mr. <br />Rerko and Mr. Matthews agreed. Mr. Malone confirmed that the variance for the 6 inch sign <br />height would not be needed. <br />Mr. Schumann moved, seconded by Mr. Matthews, to recommend the BZBA approve the <br />following variances for 16-5356; Millennium Place; 25225-25249 Country Club Blvd: <br />1. A variance for 4 additional ground signs. Code permits 2, applicant shows 6, section <br />1163.27(a). <br />2. A variance for 4 additional wall signs (Millennium 1). Code permits 1 per building plus <br />1 for each building unit; applicant shows 10 signs for 6 building units, section <br />1163.28(a). <br />3. A variance for 4 additional wall signs (Millennium 2). Code permits 1 per building plus <br />1 for each building unit; applicant shows 5 signs for 1 building unit, section 1163.28(a). <br />Motion passed, 5-0. <br />Mr. Schumann moved, seconded by Mr. Rerko, to approve the development plan for 16- <br />5356; Millennium Place; 25225-25249 Country Club Blvd with the following conditions: <br />1. Retail square footage limited to 20% of gross area <br />2. Plant key will be included in final drawings <br />3. All canopies will be properly shown on elevations <br />Motion passed 5-0. <br />16-5518; Jeff Sturi!eon; 3092 W. 231Sr <br />Representatives: Jeff Sturgeon, 3092 W. 231St; Sarah George, POA for Carolyn George <br />Ms. Wenger stated that the proposal consists of a lot split and consolidation. All of the involved <br />properties are zoned One Family Residence C. The three resulting parcels will each meet code <br />requirements for lot frontage, area and depth. Mr. DiFranco said there are an existing storm <br />drain, ditch and fence which have been historically taken care of by the city. The city is still <br />working on the details for accepting the easement proposed by Mr. Sturgeon. Mr. DiFranco <br />recommended approval contingent on the city receiving the easement. Mr. O'Malley pointed out <br />that the submitted plat does not show the easement details but those do not need to be approved <br />by PDC. The area with the storm sewer culvert would be a standard easement but the ditch <br />easement would be used only in emergencies. Mr. DiFranco pointed out that the city would not <br />be responsible for trimming trees or mowing grass within the easement. Mr. Sturgeon stated that <br />he wants the easement in order to protect the interest of his family. The city has always <br />maintained the ditch and he wants to keep a good relationship with the city by getting the <br />agreement in writing. Ms. George was in favor of the proposal regarding her mother's property. <br />She asked about finding plans showing the old creek that ran through the property prior to the <br />ditch being installed. Mr. DiFranco stated that he was unable to find anything about it but may be <br />able to investigate further after getting more information from Ms. George.
