restaurant's high-visibility location and the prevailing signage regulations, Mr. Aspery believed <br />the requests represent a satisfactory signage configuration for the building. The Commission <br />should make recommendation to the Building & Zoning Board of Appeals regarding the <br />variances requested. Mr. Appel pointed out that the proposed signs are unusual due to their <br />triangular shape, but the wording is under regulation. The signs on the sides of the building are <br />needed since parking will be available on both sides. Mr. Malone said Mr. Rerko felt the sign <br />should be 5 feet tall instead of 6 feet. Mr. Appel said a 5 foot sign would have to be a custom <br />sign, since they only have 4 and 6 foot tall signs. Mr. Malone agreed that the sign does look <br />modest in relation to the rest of the building. Ms. Nader agreed with the size of the front sign and <br />the quantity of signs. Ms. Nader questioned the need of an address on the building. Ms. Nader <br />and Mr. Patton liked the sign package. Mr. Malone noted that the Building Code has a deficiency <br />in regards to calculating sign square footage. Maxk Weston, North Olmsted Fire Department, <br />stated that addresses are needed for emergency responders. Mr. Anderson questioned the <br />variance #4, discussion of code 1163.29(b) regarding projection outward and upward. <br />Ms. Nader moved, seconded by Mr. Patton, to approve the signage plan as presented for <br />16-5165; BJ's Restaurant; 25779 Brookpark Rd, with the following variances: <br />1. A 15 sq. ft. variance for total sign area permitted on a building; code permits 90 sq. ft., <br />applicant shows 105 sq. ft., Section 1163.25(b). <br />2. A variance for 3 wall signs; code permits 1, applicant shows 4, Section 1163.28(a). <br />3. A 2 ft. variance for the height of a wall sign (BJ's logo on north elevation); code permits <br />4 ft., applicant shows 6 ft., Section 1163.28(c). <br />4. A 9 in. variance for a sign projecting from a canopy (north elevation canopy); code <br />permits 2 in., applicant shows 11 in., Section 1163.29(b). <br />5. A variance for a canopy sign projecting more than 2 inches above a canopy and <br />extending closer than 4 inches to the side edges of a canopy (east elevation canopy), <br />Section 1163.29(b). <br />Motion passed 5-0. <br />COMMUNICATIONS <br />Ordinance 2016-36 <br />Mr. O'Malley stated that the ordinances are technical changes to eliminate broken references to <br />boards that have been consolidated. Mr..Malone stated that Mr. Rerko was concerned about the <br />Architectural Review Board being referred to throughout the ordinance. Mr. O'Malley stated that <br />the proposal is set up to show what the ordinance was and then show what it will be. <br />Ms. Nader moved, seconded by Mr. Malone, to recommend approval of Ordinance 2016- <br />36, motion passed 5-0. <br />Mr. Aspery stated that the next Zoning Code update meeting with LSL Consultants will be June <br />2, 2016 at 4:30 in the Senior Center Atrium. <br />ADJOURNMENT <br />With no further business the meeting adjourned at 7:58 pm.
